Hi! I'm a Russian immigrant & first-time homebuyer. Buying process is very confusing for me. I found that most information about it so huge, complex and relatively new for me that possible consequences of it is wholly unknown. There's so much nervousness about the buying home. I was overcome by fairs of making mistakes in buying of my first home in America: I worried I'll be forced to settle on a home below my expectations. That because I decided it is better to delegate some duties & responsibilities to trained people, who know all paperwork & help me to buy my Dream Home.
I was so wrong. I was involved in the huge foul play with 2 agencies & 1 Corporation.
First, lender Bank of America pushed through application backed by fabricated documents: lender Mr. Kane took almost all my closing money but no any services were provided. The property was sold without appraisal, any inspections though was used old evaluation but date was posted new.
Then, I locked in Interest rate 5,375% on May 16, 2003 but at closing I received papers with rate 5,625%.
House was built not from concrete blocks as said ad, all walls sound like papier mache. This was property for investment: rotten & eaten all over piece of wet moldy sponge, wich any minute can collapse. I forced to live in the completely uninhabitable house where no any systems work right. I do not have hot water for 2 years, everything from toilet goes under house because of broken pipes but not to city server system.
I paid Mortgage Insurance for 1 year & 3 month ahead but Bank of America (BOA) started to charge me again. The same story with property taxes: I paid at closing for 10 month ahead, but BOA charged these tax money from very first day & continued to take money from my account before 2005, even I had home exemption since 2003. They returned money only for 1 year. BOA took tax money even for period I didn't live yet in this house.
The Contract was created fraudulently, not enforceble: there are no any owner's list of all repairs (they promise), no owner's list of all warranties, which are still current. Realtor Jennifer Grant denied me even my contractually quaranteed buyer walk-through inspection that I could disclose any defects or inoperable items by myself.
Ms. Grant misrepresented info on neighborhood amenities, saing here is save area But now I bested by 77 sexual offenders and one of them exactly behind of my backyard.
Insurance agency insured land and not existing "Unattached Structures". They try to convince me that Dwelling costs $55,000.00. But this is TOTAL sum I paid and house costs only $13,100.00 I found later in City Hall.
Ms. Grant from Middleton Real Estate Agency, Mr. Steve Kane from BOA and Armsrong & Bosh Insurance Agency not only ripped me off and made me live with the loss. They communicated with each other and knew what they doing, all these businesses were performed me the phisical, financial and emotional damage, wich is incalculable. they screw me out of my money and leave me angry, depressed and bitter.
Much more about my situation you can find if you contact me. the American Law has greater complexity for me: I should translate almost every word. But I think, any way, it doesn't mean that everyone can take advantage of me.
If someone know, which one court has appropriate jurisdiction on such cases let me know, please. Thank you for your attention and any kind of assistance.
