Paid off my loan in Septmeber 2004, and have not received the deed. When I called on February 17th, 2005 (of course the call went to india, as it seems that the big corporations are screwing us by sending jobs overseas) I was told that it was mailed in November of 2004.

I was told that it went out by regular mail, instead of by certified mail. After going round and round with this person, I told her I wanted my call transfered to someone in the USA as that is where the house is. after exchanging heated words with her and being hung up on, I spent several hours trying to find a number in the USA for them.

I then talk to a lady in O'Fallon, Mo. (at least I think she was in the USA.) I asked her the same thing about the deed. She also claimed that it went by regular mail. After once more explaining that I have not received it, she had the nerve to ask if I might have thrown it away thinking it was junk mail.

I told her that I spent the last 25 years paying off the loan, that I was not that dumb to throw away the deed. She played dumb when I asked her why is it that they sent out letters by certified mail when payments are late, but send out the deeds by regular mail.

She than said that she could have a copy sent out at a cost of $50.00. I asked why should I have to Pay for something I did not get in the first place. She then said that one would be sent out, and it would take 30 days. Well 30 days have gone bye and still no deed.

I would like to know if this is a common thing, claiming the deed was sent, and than charging $50.00 to make extra money.

made another call today (4-13-05) and got the same answer. that being it was sent out in November 2004, and that if I Still want one it would cost the $50.00.

after more arguing, once again I was told I would be receiving it by May 13th 2005. (you don't think they would lie to me again do you??? - I not holding my breath).

anyone else have this kind of problem with them?

This is the same damn company that owns primerica. They're running a recruiting scam.

In your case, they refuse to send the deed you paid through the nose to purchase. The nerve of the bastards.

Then, to try to charge you $50 more on top of it. I'm outraged. Thank god it didn't happen to me.

You know, you can push people only so far. Then, something snaps.

I'm sure you found the citimortgage site. Everyone on it refused to help you, or else tried to cheat more money out of you.

Try the OCC. They're the Comptroller of the Currency, Administrator of National Banks. Google OCC. I'm not sure if they have control over mortgage lenders or not.

But, it's a start. Call around. The feds. Let them know what's happening. Make enough calls and complain so loud and so long that citi ends up hand-delivering your deed on a Citation jet, direct from whoever is holding it.

Thank you for filing this. I'll remember these bastards. I'll make damn sure they'll never get one dime of my money.

And, I suspect, after reading this, so will millions of other home loan consumers.

Can you call your county recorder?

County Recorder should have a copy of your deed, and it won't cost you $50. I would try them because it looks like you are going to go nowhere with your mortage company.

Since you are in Texas, your deed is recorded in the County Clerk's office as well as the Deed of Trust (mortgage) on your house. I assume that you are in Harris County since you are listed as "Houston". The original deed should have been returned to you after recording when you originally bought the home with the original Deed of Trust sent to the lender. What you need from Citi is the original note marked "paid" to show that the mortgage has been retired. You can obtain a certified copy of the deed to your property by going downtown to the courthouse and obtaining this copy from the County Clerk's office. The ladies there will be happy to help you but be prepared to wait in line. If you have the recording information/clerk's file number (it usually is a letter followed by 6 numbers or a Volume and Page reference), you can call ahead and then pick it up and pay for it at the window. Your recording information will be included on Schedule A of your title insurance policy if you got one when you bought your home. Your recording information is also listed on your tax account (normally) and you can access that at www.hcad.org. I closed real estate transactions in Texas (Harris County) for over 20 years so I am familar with these issues and I hope this helps.
