I don't know who wrote the above comments but they did not come from me. However, I did have a very bad experience with Peter Kappelos with Shorewood Realtors and would advise that anyone think twice before hiring Peter Kappelos as their realtor. I did have to fire him and have found a much better agent now.

This complaint is based upon Rebecca Trahan (the buyer) refusing to pay for an Inspection Report which I (the realtor) PAID FOR and she used this report to cancel the purchase of the home. When Rebecca did not show up for the inspection I had no alternative to pay the inspector $325.
Her first complaint is that we tried to "scam her and tried to sell her a lemon" All of the 19 properties I showed her were at her request and in particular the property in question 1703 Terra Bella ( copy her email requesting to see this property )
As far as the property inspection goes, our company and the National association of realtors are bound to a code of ethics which includes encouraging a home inspection even though the property in question was a bank owned property and sold in "AS IS " condition. Rebecca asked me to find a home inspector ( all emails attached pertaining to this issue ) including the appointment time which was verbally given to her and in writing via email. I have also attached a page of the purchase agreement which reflects contractually the buyer ( Rebecca Trahan ) is responsible for payment of the home inspection report. The allotted time to have the inspection done was only 10 days per the legally binding contract. ( copy attached ).
On the day of the inspection Rebecca was to show up after work between 3:30pm to 4:00pm. When she did not show I attempted to call her and text her with NO response so I had no other choice but to pay the inspector. Rebecca was emailed the inspection report on September 21st. 1.55pm ( copy of email attached ) and two more times because she claimed that she did not receive it.
Prior to the inspection taking place she reviewed and signed the inspection disclosures at the property on 9/11/08 which included most of the items noted on the inspection report.
Finally, Rebecca Trahan claimed that she " fired me " in actuality I fired her on September 29th. via email ( see attached )
The bottom line is Rebecca cancelled the purchase when she finally read the inspection report and it was cancelled on the day she requested it to be cancelled, however she does not want to pay for an inspection report, go figure!!
