Delwebb at Lacresta in Davenport Florida promised the lowest prices ever to the first buyers in the community, less than one year ago. Yet they just lowered the prices $30,000, and when asked there response was that they lied to us and we were just to "stupid" to understand it was a marketing tool.

Their Apathy and arrogance is unbelievable.

So let's see. You bought your house when???? Ever hear of supply and demand?? What about new home sales going down??? Builder's losing money????

The lowest prices ever was indeed a marketing tool. It simply meant lower prices during a certain point in time. Let's suppose they started selling the homes in the community in 2006. They started out selling them for say 200,000 (I don't know this is just an example). You bought in 2007 (maybe) they were selling homes for 175,000 (once again just an example). That price was the lowest price at the time(ever???).

No doubt slumping new home sales have caused them to re-evaluate their home prices and they went even lower just to offload the properties. Nothing illegal about that or even unethical. It's called cutting your losses. You could probably compare this to you offering to sell your home for say 190,000 and the best offer you got was 180,000 or 185,000. You could take it or leave the offer. The builders are just taking the offer.

You may want to have your home re-appraised to see if the lower prices are affecting your property values.

Something you don't understand

You see Delwebb trouted out a couple who praised Delwebb that when prices were cut on "their" home that Delwebb gave them a check for the $20,000 reduction, and said if that happened we would be guaranteed the same type of consideration. All Delwebb did for us is said we were just "stupid" for believing their lies, that was their words to our attorney. Again somehow it does not instill confidence in this company, so others beware.

My Experience

Went to visit a delwebb subdivision about a year ago and left them my e-mail address. Ever since, have been getting weekly e-mails on houses. The last one I received, a week or two ago, was on about 6 existing, built homes. The $225,000 home was marked DOWN $75,000 to $150,000. The $325,000 was marked DOWN $95,000 to $230,000 and the $425,000 was marked DOWN around $120,000 to $305,000 . I'd hate to have been the sucker who paid $425,000 for a home someone else can buy now for $305,000 and at a much lower interest rate. Read that article about the FL condo that sold for $400,000 on Jan of '07 and on Jan of '08 for $300,00, the same condo, in the same hi-rise. Lost 25% or $100,000 in one year. Thank bush and his co-horts.

If you really want to know why Pulte is reducing the prices, which has nothing to do with Bush, just log onto HOBB.org or HADD.com. You will see that even at the reduced price, it is way too much.
