IF YOU ARE HAVING PROBLEMS WITH HOMECOMINGS AND YOU CAN HELP IT TRY TO REFINANCE BEFORE THEY JACK YOUR COSTS UP SO HIGH THERE IS NO WAY OUT....

IF YOU SEARCH HARD AND LONG YOU CAN FIND SOMEONE OUT THERE TO REFINANCE FOR YOU...IF NOT TRY TO MAKE A DEAL WITH A FAMILY MEMBER TO BUY THE HOUSE FROM YOU FOR A $1 AND THEN PAY THEM BACK WITH INTEREST AND AFTER ABOUT A YEAR YOUR CREDIT WILL BE GOOD ENOUGH TO GET ANOTHER MORTGAGE LOAN WITH SOMEONE OTHER THAN HOMECOMINGS, WELLS FARGO, GMAC AND TRY TO FIND A COMPANY THAT IS LOCAL TO YOUR AREA OR GO THROUGH YOUR BANK OR CREDIT UNION...

THE LAWYERS FEES AND BULLSHIT COSTS THAT THEY WILL ADD WILL BE ENOUGH TO PUT YOU UNDER. OUR COSTS HAVE GONE FROM $15,000 TO $83,000 AND ALL I CAN DO IS PRAY TO GOD THAT WE WILL BE ABLE TO HOLD ON SO I CAN KEEP MY MOTHER'S HOUSE.

Filing chapter 7 bankruptcy will clear off all of those charges you say Homecomings charges. You must be referring to Chapter 13 a reorg to try and save your house. then yes your right it will sink your ship. unless you make alot of money. But it should also eliminated and homecomings lawyers fees they try to tack on to your payments.

Your Post makes no sense

What do you mean refinance before they JACK THE COSTS UP? You are another person who likely took an Adjustable Rate Mortgage and then acted SURPRISED when your rate went up!

You HAD to agree to an ARM, you had to sign an ARM disclosure to close, showing an example of how yopur rate can change. You got the benefit of a lower start rate because the term was an ARM instead of fixed rate.

Also, it is impossible that the "cost" went from $15,000 to $83,000 !!
DId you pick that number out of the SKY? lol They can't be charging you that in COSTS!

Maybe you shouldn't have refinanced and taken more equity out of your Mom's house than you could affird to pay back. I'll bet you had a good time spending the CASH you pulled out. It's all fun and games until the CASH OUT is gone, now the loan isn't any fun now that you just have to pay it back... :(

Don't blame the bank, you know this is your own fault.
Fedreal Law regulates mortgages, there is no way the Lender slipped an adjustable rate PAST YOU.

Take responsibility for your actions.

APPARENTLY JODY YOU AREN'T NOT QUITE CAPABLE OF GRASPING WHAT THE SITUATION IS SO THEREFORE ONE SHOULD TRY TO MAKE SURE THEY RECEIVE ALL INFORMATION BEFORE THEY BEGIN TO JUDGE....JUDGE NOT LEST YE BE JUDGED.....THIS SITUATION DOESN'T HAVE A D*&^ THING TO DO WITH ADJUSTABLE RATE MORTGAGES...FOR YOU INFORMATION I KNOW EXACTLY WHAT THEY H&*^ IS GOING ON IN THE MORTGAGE WORLD....DID TAKE REAL ESTATE 101, 102, AND FINANCE...SO DON'T TRY TO EXPLAIN THE ARM PROCEDURES TO ME....

IT HAS TO DO WITH BULLS*&^ CORPORATE ADVANCES AND BLAH, BLAH, BLAH THAT HOMECOMINGS ATTACHES ONTO YOUR ACCOUNT BUT THEN CAN'T EXPLAIN WHAT THE CORPORATE ADVANCES ARE, IT HAS TO DO WITH PROPERTY INSPECTIONS DONE ON A PROPERTY EVERY D*&^ MONTH OF $400 TO $500, BUT ARE LISTED ON YOUR PAYMENT HISTORY AS ONLY $7 TO $15...BUT ADDED ON A MONTHLY BASIS OF THE HIGHER AMOUNTS ON YOUR STATEMENT YOU RECEIVE IN THE MAIL...SO IF YOU ARE PAYING A MONTHLY PAYMENT OF $813 AND THEN HAVE TO PAY A PROPERTY INSPECTION FEE OF THE HIGHER MENTIONED AMOUNTS WHAT THE H&^% IS THAT????
ANYWAY IT MATTERS NOT WHAT YOU THINK...JUST WANTED TO SET YOU STRAIGHT...

KNOW MY RESPONSIBILITIES AND TRY TO MAKE SURE THAT THEY ARE HANDLED, BUT SHADY PEOPLE AND COMPANIES ARE SHADY PEOPLE AND COMPANIES...PERIOD....

YES GREGG IT IS A CHAPTER 13....AND YES THEY DO TRY TO SINK YOUR SHIP THAT IS WHY IT IS SO OUT OF HAND....BUT GOD WILLING A WAY WILL BE MADE...
HOWEVER, YES IT IS SUPPOSED TO WIPE ATTORNEY'S FEE AND WHATEVER YOUR ARREARAGES ARE SHOULD BE HANDLED BY THE TRUSTEE AND HANDLED SEPARATELY DOING THE BANKRUPTCY IS SUPPOSED TO GIVE YOU THE CHANCE TO START NEW AND FRESH WITH CURRENT PAYMENTS ON YOUR MORTGAGE LOAN, HOWEVER HOMECOMINGS STILL HAS YOU LISTED AS BEING BEHIND SO THAT YOU CAN'T REFINANCE WITH ANY OTHER COMPANIES AND GET OUT FROM UNDER THEM...THAT IS THEIR PLAN...THERE ARE HUNDREDS OF PEOPLE THAT HAVE BEEN VICTIMS OF THIS COMPANY AND IT ISN'T A JOKE....I HAVE MY PAYMENT RECEIPTS....JODY!!!

I feel your pain

I too am a victim of hometakings financial. I am fighting but, I wonder. is it because my home is worth close to TWICE the amount of the loan? So yeah, i feel your pain.

Hey Roxanna, I'm waiting for a response from Jody... I love people who judge without knowing the facts. But remember this as well what comes around goes around. I also find that most times they have something to do with the company that the complaint is filed against. She either works there or owns stock in the company. Hopefully it's stock, keep filing the complaints and the stock will go down....

I have talked to a friend of mine at Rivertown Financial here in a surrounding area Blue Bell, PA. She has been very helpful and apparently has given advice and gotten help for other individuals who are in trouble. I am not sure if she could help either one of you, but it is worth a try.
I guess JODY probably does have stock in the company...I agree with you BETH...I hope the stock goes down as well.

All I can say is "JUDGE NOT LEST YE BE JUDGED"......I have put this in the LORD'S HANDS and he has already got the amount they say we owed dropped down from $188,000 to $167,000...all this is owed on a mortgage that only has a principal amount of $75,000 so you go figure where is the rest of that coming from...and what is it for???

I HOPE THAT ONE DAY THEY WILL BE ABLE TO BE PUT UNDER AND EXPOSED FOR THE CROOKS THAT THEY ARE....

There is $34,000 owed in corporate advances and impound fees...AW WHAT!! and a total of $43,000 owed in interest come on....but they have been getting money from us and where exactly does it go????

EVERYONE HAVE A BLESSED LIFE...GOD IS GOOD ALL THE TIME....Look for my site soon.

Then she wrote in a rebuttal:

Well, I guess the phrase "lien holder" never came up in any of those real estate classes - too bad.

Last I checked, you're not gonna sell any house with a mortgage unless the LIEN HOLDER agrees. Now, pray tell, what lien holder (creditor) is gonna let anyone who owes on a mortgage sell the house for $1, or any amount for that matter, without making sure the LOAN is paid off?

Ya wanna vent your anger, fine! Just don't go spewing advice that, if attempted, will get other folks into DEEPER financial, and possibly criminal, difficulties.
