HouseValues called and stated,"we have ten buyers in your area.You can have these buyers and your area exclusively.He made it sound as if they were already qualified,and all I had to do was sign up and they were mine.

I signed on and was presented with testimonies from person after person who claimed to be having phenominal success,as a result of housevalues.
I started receiving the so called leads,and one after another they were people who just wanted to know what there home was worth.

I recieved leads for people named doug realestate,John Doe,Theo Telly.I recieved leads from people who gave thier address and their phone number from different cities.

One of the deceptive practices they employ,is to have someone tell of their exsperience when they first started(they are what I was experiencing),and then they tell you how well they are doing now.

Almost all of the people I talked to,in My area,just wanted to know what their house was worth.I got a lead for a friend of mine whom I knew wasn't going to sell his house.I recieved leads with no phone number,or outlandish email addresses.

Unrealistic expectations

In every needs analysis consultation, defining the expectations of the prospect is paramount. HouseValues services provide a channel for RE agents to close more business from the consumers with genuine needs. Most of the "leads" will never be realized as a transaction for the Real Estate agent. The leads are for your pipeline of future business. Work the genuine leads, and simply ignore the rest. Do not focus on what you do not have, but rather what you do have. It should have been made clear, and probably was made clear to you that most of the leads provided will not work out.

There is no quick way to build a solid book of business. Your ROI will be the transactions that result in your follow up with the few genuinely interested consumers. My advise to any current customer of HV is to work all of the leads the same. Focus on which leads you are having dialog with. Do not blame HV for your failures. Do not blame the market conditions. To be successful and enjoy a good ROI, concentrate on the few, not the many leads [even with silly email addresses] that are not going anywhere.

I have found that most Real Estate agents are looking for that "now" business, or the quick sale. Build your pipeline today, manage it, and you will not have to worry about having enough transactions to meet your goals.
