I recently purchased a home in Sterling, Va. and
contracted with US Inspect of Chantilly, Va. to do a home inspection.
US Inspects conducted the inspection and reported only a few minor
issues. Based on their inspection, my wife and I went to settlement in
May 2011. After taking possession of the home we discover several major
structural and safety issues which US Inspect failed to detect. These
were not cosmetic issues but item which were in plain sight. Items
which will now cost me almost $5000.00 to rectify. The missed items
included the following:
A microwave oven located only 12 - 13 inches above the cooktop. A
violation of Loudoun County Code, manufacturers recommendations and a
fire safety issues. Approximate cost to remedy $ 400.00
A window sash with a large piece broken out of it. Approximate cost to remedy $ 685.00
Leaking outside hose bibs. Approximate cost to remedy $ 75.00
Water marks on the kitchen ceiling indicating a possible leak. Approximate cost to inspect for leaks $ 385.00
Missing door stops on many doors allowing thenm to strike the wall. Cost to remedy $ 15.00
3 cracked floor joists allowing the floor to move. Approximate cost to remedy $ 400.00
3 Palladium windows with broken seals allowing the insulating gas to escape. Approximate cost to remedy $ 3000.00
Cracked and missing concrete around the garage door frame. Approximate cost to remedy $ 20.00
Had
US Inspect picked this up the previous owner would have had to correct
these items prior to closing or but money in escrow to have them fixed.
Since this company has a limited liability clause in their contract
my only recourse was to have the inspection of $ 495.00 refunded. I am
assuming that companies such as this are regulated and required to carry
liability insurance to address issues like this.
