Four other roommates and myself rented from these guys thinking that these apartments are so much nicer than ghetto housing. We lived like normal UD students and had people over a few times the whole year. We cleaned regularly and at the end of the year cleaned it spotless.

During that year our apartment was under construction the entire time. Their plan by what they told us was to completely remodel the apartment as soon as we moved out. At the end of the year, when everything seemed to go well, Noos Holdings stole all of our deposit money. They claimed that the carpet and couches were filthy, and that our bathroom was too dirty. They said that they needed the money to "replace" the couch, carpet, and have a cleaning team clean the bathroom.

As soon as we left, they gutted the entire apartment and bought new furniture, put tile on the floors, and changed the bathroom. If they planned on replacing the furniture, carpets, and bathroom.....what happened to our deposit money? The carpet and couches were in the same condition we got them in (sub par/stained). If their plan was to buy new furniture what makes it OK to take our money? After talking to Noos, the next day I walked over to the apartments to take pictues to prove they were the same condidtion and they had put both couches out on the curb in the rain the night before.

The worst part is that when I called Wesley King and Terrence Lau (Noos Holdings), I told them that all 5 of us would re-clean to bathrooms to their satisfaction and they would not let us.

All of my roommates lost hundreds of dollars. Do not rent from these guys. They present themselves as nice men, but are really heartless lawyers who know they can win a court case when they steal money from hard working students.

Noos Holdings LLC is one of the largest off-campus landlords for UD students. We operate 22 apartments in the Fairgrounds neighborhood in three separate properties: Stewart Street Condos, The Block on Jasper, and Rubicon Apartments. We have been in business since 2003, and have hundreds of satisfied customers. Our properties are consistently ranked as some of the nicest available for UD students.

Our philosophy is "serious housing for serious students." We believe that if you give students nice housing, they will take care of it. If you give students sub-standard housing, they will treat it in a sub-standard manner. This philosophy has served us well, as we tend to attract great tenants who love our properties and take good care of them.

The group that filed this complaint was an unfortunate exception. From the statements made in the report, we easily identified the group, though obviously not the individual, who filed this compliant. To respect their privacy, we will not identify them in a public forum. What is fair to say, however, is that this group was one of the dirtiest we have seen and that they treated our property with a fair level of disrespect. Their report is categorically false and libelous, and we reject, in strongest possible terms, each and every one of their allegations.

Those who respect fairness will be interested to know that the year this group lived in one of our 22 units, we returned 85% of all security deposits that we collected, likely one of the highest percentages of all UD off-campus landlords. Unlike the claims made by Anonymous, we have canceled checks of security deposit refunds to prove our statement. When a landlord operating 22 units occupied by UD undergraduate students returns 85% of all security deposits, what possibly could be the reason for Anonymous not receiving a security deposit refund?

The reality is that we LOVE to return security deposits, as it means we have had a successful year with tenants and they have taken good care of our properties. Sadly, this group did not live up to promises they made to us, and we used the security deposit to make ourselves whole for their damages, as is our right under both the law and the agreement Anonymous had with us.
