I just want to share my story so everyone knows not to waste any time or money on this company or their worthless "leads".

I was contacted back in 2010 about this Commercial Loan Modification program and exclusive leads which was a timely topic in the commercial mortgage industry.

Brad Thomas was a good salesman and I gave it a try.  $2500 for 200 leads seemed fair at the time given the potential profitability a few good leads could generate.  Not to mention the testimonials provided by the site whereby people were making huge money in a very short amount of time.  I wanted to learn more about loan mods and do more business in this area so I signed up.

Lead flow:  Even using  the most generous filter that would provide leads for all 50 states, all loan sizes, all property types, LTV's, and all loan requests, not just loan mods, the lead flow is pathetic at best.

Once a week or once a month, you get an email saying there are potential leads available.  If you do not go directly to the site they are gone in a few minutes - since everyone else that fell for this scam is also getting the same email at the same time.  So if you are quick you will see one or two leads that you can review and download.  I did this for over a year.  The leads have incorrect email and contact info so many could be fake.  I did make contact with a few people, some of which were other mortgage brokers looking for a lender!  The ones you did contact were all unsure as to how you got their contact info or why they were on this website as a lead.  Needless to say, the lead quality is horrible.  Most of the people you cannot help.  It is obvious that the testimonials are totally fake.  You will spend more time and money trying to contact these junk leads than you could mining your own customers or calling CPAs or otherwise.

I asked for my money back several times to find out that the guarantee only applies if you have used up ALL your leads!  While I dont believe they would ever give anyone their money back, I also can attest to the fact that after Two and a half years I still have not seen enough deal flow to go through 200 leads!

What a complete waste of time and money.

This company is a scam and you should not even consider doing business with Brad Thomas or this company in any fashion.

For the record... Mr. Barton paid $1750 not $2500. He paid for 136 Commercial Leads not 200. Mr. Barton claims that the leads were few and far between and that the info was bad for one alleged reason or another on virtually every lead. His account data (shown below) shows both claims to be completely false. As you can see he was offered 348 that met his filter set. He TOOK 127 and Returned ZERO.

He could have returned any lead that he was unable to make contact with or who had signed elsewhere. Clearly he had more than 100 opportunities to close loans from $1750. If the Email or Contact info was bad (impossible becaues we phone verify however) he could have returned those for an instant credit. No Broker can enter a request for a CRE loan in the direct to borrower database thus that claim is false as well.

There is no form on the web for ANYONE to fill out and create a false lead. 100% are Referred and can only be put in the system by someone who pays to use it as a member.We understand people may believe what they read on a blog like this but would encourage anyone reading this false post to contact us for more data on ANY account alleging they did not receive exactly what was promised.
