In 2009 me, my wife, and 2-year old son rented a home in Kingston through this real estate office through an agent named Andrea Suracci. We had just been transferred to the area on military orders. After seeing the home we were a little hesitant because it had been sitting vacant for almost a year and there had been zero upkeep in that time. The owner lived in California and I'm sure he was unaware of this.

We had little contact with the office while living there and we did a great job keeping the property up and paying our rent. Our only complaint was how slow they were to address problems we had with the house (one which could have burned the house down took weeks for them to fix). We even took care of many things that they said they would take care of after we signed the lease. I estimate that we spent about $2000 of our own money on improvements to the property. After moving, I received a bill for over $2600! She kept ALL of my deposit then went on to bill me for things that were listed on the move in inspection sheets! There was a long list of things that she tried to slam us with that were outrageous. One example: we moved in with our own washer and dryer. She said she would have someone move the existing washer and dryer to the garage for us. She never did so I did it myself. Upon moving out, she billed me $50 (for labor) to move them back to the laundry room. Of the entire bill, I felt responsible for about $400.

We were floored. She threatened to sue me, sent letters to my superiors (who told her to take a hike after seeing the pictures that I had taken of the house and quickly realized she was using my status as a member of the service to wrongfully shake us down) and she harassed me via e-mail for almost a year. I contacted the military legal assistance office who took the case. The lawyers (who had no financial incentive for being as appalled as I was) shot off a five page letter to her office - much of which was calling attention to her absurd charges and poor management practices. I will scan this letter and send it to any interested individual. I never heard from her office again after they received the letter from the legal office.

Since then, this office has also been reported to local military housing offices and "blacklisted" (yet for some reason the website indicates they're still advertising on AHRN). She sent me an e-mail saying she would sue me if I put her on this website. I'll take my chances if it saves another military family from having to go through what we did.

Just read the rebuttal from the people at EPM. Once again, I have the legal paperwork associated with this incident and will provide it to anyone who would like to see it. They "moved on" because they were legally called out for their shady business practices and obvious attempt to rip someone off. 

The before and after pictures we took of the property were enough for the legal team to determine that we did leave the property in better condition than we found it. Most of the things in her rebuttal were on the move in inspection sheet! Stuff we found wrong with the house that she tried to make us pay for when we moved out!!! There were no holes in walls or writing on doors. This is the first I've heard of that. Three years later and they are still making stuff up as they go. 

I have fourteen years of honorable service to our country. A property management person is "sorry to see someone like [me] representing this country". This person knows nothing about my service. This speaks volumes in regards to what kind of people they are. As stated, I had good references. I have always taken care of any property I've rented and those references can vouch for that... including my last rental property in WA before I bought my house in SC. 

She didn't have an address to serve papers? She had my work address. She sent my bosses several documents in a sleazy attempt to coerce me into paying for things that they should have paid for as a property management office.

The only thing I am sorry about, EPM, is that you people are still in business.

We moved a couple and their children into this home because of their good references, etc. 
Near the end of the lease we realized that they were separated and he was living in the house alone. 
Service calls were made as needed and there were no improvements made to the house.

He never gave proper notice and  he left the house damaged.  Walls that were off white were painted red (possibly because of holes that were covered up), door was broken off hinges, doors were drawn on, carpet torn and left filthy, tiles in kitchen broken, blinds missing or broken, etc. 
etc.
He would not take responsbility for the damage and kept saying he left the house better than he received it.  We found him uncooperative, angry, and would accept no responsiblity for his actions or damage.  
I am sorry to see that a person like this is representing our Country in the service.  Except for this one person, service people we rent to I find cooperative, caring, and responsible. 

He finally paid couple small payments toward the damage but more is definitely owed.  But after calls, writing letters, e-mails, sending pictures, etc.  we had to move on as we could not acquire his current address to serve him papers. 


When time we may pursue this further.
