Have I got an axe to grind!! My story began on 4/10/05. I received a "lure" postcard from the "Awards Verification Dept" at Silverleaf Resorts, Inc. Like the kind, sometimes gullible person I am, I fell for it hook line and sinker!

Long story short, I purchased a timeshare at Hill Country Resort. It was the mid-level condo. My "Ex" man friend agreed to help me make the payments.......yeah right. Well, low and behold, I get suckered again. One of the sales agents at Hill country informed me of a foreclosed Presidential Suite that I could get at a good deal. So, I upgraded!!

Time rocks on, my man friend and I are splitting the payments, then we break up. One large problem....My name is the only one on the note. However, I thought I was being smart by adding my man friend and my two daughters to the deed. Maybe smart or not so smart.

After the breakup, I contacted Silverleaf financial dept and asked to give the timeshare back....no money for me. Well, you would have thought I had asked for the moon. The only, and let me emphasize only, way SL will take it back is through foreclosure. I was enraged. Not one of us can afford this.

In order to remove names from the deed so no one will go down with me (credit wise) should I quit making payments, is to send $250.00 to them to process the deed change. And....my loan and dues payments must be current. There is always a way in their favor to really get to the purchaser. Also, I dumped another $300.00 by hiring a Timeshare Resale Co. to sell it for me. I have not heard from them since. This is despite my many calls to them to get updates.

I do not know what to do and am seeking advice. To my knowledge, Silverleaf does not report to credit bureaus. At least I have not seen them on my credit reports. Does anyone know? Is there a way for me to get out of this with my credit still in tact and not harming my daughters' credit. Who cares about the deadbeat ex friend? He could not care less!

Though I emphasize with Denise and her problems with Silverleaf Resorts back in 2005, I think she has the wrong idea when it comes to time shares. Time shares are property -- when you buy one, you're technically buying a piece of a resort (with an agreement that you get to use your "piece" during a specified week or weeks of the year).

Much like a home mortgage, it needs to be paid back in full. If it isn't, the owners (in her case, Silverleaf) can foreclose. You can't just "give it back" when you decide you're tired of it, or can't make the payments.

We're Silverleaf owners, too. Though we've had our frustrations with them over the years (they're in too much of a hurry to upgrade us, which is really annoying, though they stopped calling when we got snarky with them about it), we understood when we went into this deal that it was a mortgage that we were responsible for paying off. It was explained up front to us at the sales meeting.

Again, I'm sorry Denise had such hassles with this company. Maybe in the future she'll understand the purpose behind a time share and how it works.
