We have had a problem with Vanderbilt Mortgage from the get go. We told them that we needed the due date around the middle of the month and they said that would be no problem and then we signed papers and it was due on the first and they told us they never told us they would do that.

Then they kept telling us it was a trailer and it is not it is a manufactured home and they wanted a title for the house and we told them that we had no title and it was on the deed with the land. We had to fax them a copy of our insurance every year because they tried to say we had no insurance and tried to tack on their insurance policy.

We tried 3 yrs ago to refinance to get rid of them but they refused to give us a proof of mortgage and jerked us around for 4 months until the new company backed out leaving us stuck with the $600 appraisal.

They are consistently calling us and leaving messages and calling our work place trying to talk to us when we are not even 30 days behind. And now they are trying to get a 3rd party to come in and take pictures of the condition of the house outside and go in and take pictures of the inside if we were not there. Then be a collector for them and call them on the phone and have us talk to them while the gentleman was there.

We are willing to jump on and join a lawsuit against Vanderbilt Mortgage and Finance if anyone is willing to do so.

1.vanderbilt doesnt set the due for date,, that is the dealer.. most mortgages are set for the 1st.. sometimes the 5th if customers income is SSI.
2.not allow to use the work " trailer " all homes are manufactured
3.a proof of mortgage is the paperwork you signed upon possession of the house.. you already have it..if you want to refinance, feel free.
4.the contract states that a late fee is added when payment is 15 days late. however it is considered late the day after the due date.. they could call the next day but dont call until it is 10 days late. so anytime the payment is 10 days late,expect a call.. and if payment was mailed on due date, remember it takes 7-10 days mail time to get payment posted..
5. field chases are not sent out until payment is 30 days late... technically by this time they can start foreclosure.. remember a mobile home is titled like a automobile not a house.. 30 days and foreclosure could start
