I have a couple of acquaintances who live in Americas on the Park and who are literally stuck because they cannot sell their places due to the greed and outrageous financial assessments imposed by the Board of Directors.  New buyers won't touch these condos.  

Over the past decade these individuals have endured assessments and monthly maintenance that exceed $150,000. THAT'S FOR ONE UNTI!  There are about 90 units in the building.  In fact, they tell me that everyone on the Board is in on it, including the building manager.  The Board is in bed with a couple of contracting companies and home buulder in the area including Hendricks Homes.   

One project was a party room upgrade that they priced out at about $140,000 that the Board conveniently inflated to more than $400,000.  The level of kickbacks going on is disgusting.  I can't imagine that the Board President thinks he will continue to get away with it.  In fact, I am told there is a pending investigation into this building by the state attorney's office.

I've lived at America's on the Park for less than two years.  Your first fact that units cannot be sold for the reasons you describe are not true to my knowledge.  These units are usually sold quickly even without a realtor because they are large with open space layouts and a great location.  After looking at other condos in the same price range other units look boring after seeing one of these units.  About the assessments you say that in the last decade maintenance fees and assessments are over $150,000.  The monthly fee is about $1,000 (paid quarterly) so that explains the first $120,000.  The balance of $30,000 over 10 years only amounts to $3,000 a year or $250 per month to keep the building in top shape and I don't know that your figures are correct.  All of that is a mute point it seems even if your numbers are correct.  It would seem that with all of the unit owners input it would be hard for the board to overinflate anything.  You should go to a board meeting some time.  Regarding the party room I'll find out and let you know. I haven't heard anything about that overinflation.
