My fiance and i moved to south carolina in November. We immediately began looking for a place to live. After looking around and finding nothing good for sale where we wanted to live we checked into manufactured houses. We found that Palm Harbor was one of the best. We drove to Gastonia, NC to meet with Tim Walker of Camelot 1 Homes. He wasnt like the rest of the sales people. He explained how he didnt need to tell us how great the houses were because we probably checked which is why we are there, he was just going to show us around to show us how they are built and answer our questions.

We spoke with Tim and Tina (the project manager) who said they were fast, They could get us in a house and moved in probably by mid Febuary, Begining of March at the latest. Tina said that once the construction loan is done, it takes her 2 1/2 to 3 1/2 weeks to get the house, put everything together and get the final inspection done and that is without rushing anything. Because she will have people doing different things there. ie. Brickunderpinning being done as the Mancave is being built, inside being done while the septic and well are being done. ect...   Cindy and Allen (the bosses) stressed that we would be able to have our dream home, design it how we want to, put it where we want on our land. They said i can also get a 20X20 mancave with heating air and electricity for between 8-10,000 dollars.

Due to a recent bankruptcy i am not on the loan or anything else, The company started acting rude to me saying i cant ask for status updates or incquire as to why something is like it is because i am not on the contract.

Well, as things went on, we found out that the company they had us use for the construction loan didnt deal with south carolina so there was several weeks wasted, they had us go with a different bank. Who said they didnt need to send anything through their underwriting since it went through the underwriting at the final mortgage bank (wells fargo) and we got the letter of committment from them. But after having issues with the contract having typos and errors they pulled it into their underwriting.

We were told to sign the contract even though it didnt have the specifications page in. It was on a separate document (which never made its way into the contract... they said that was how it was done) they would incorporate that document into the contract.... This didnt happen. Because of that, my Mancave turned into a 16X24 wooden shed, no heating, no air, no panelwalls, no siding.  But everything else made its way into the contract. (not to mention they foraged my fiance's signature)

March 25th, the construction loan was finished, the house showed up on our property. 2 1/2 to 3 1/2 weeks to go!!!! or so we thought.  Week 1, land cleared (and ruined, trees plowed to back of property leaving a path through our scenery) Week 2 concrete poured, house put on property. But not where it was supposed to go. We were asked where we want it, we told them, they said no problem and then put it wherever.  Now there is no room for the driveway we wanted or the mancave because they left some trees up in a dumb spot. Plus concrete was spilled all over the road and our neighboors land. (to date, its still there)

next, the leechfield for the septic is taking up our whole front yard and we were told we cant plant there. The well pipes we were told would go to our house and across (along the side of the house so we can eventually build a pool with the tax credit). It did not, It is now going across our yard where the pool would be. Palm harbor sent a guy to take care of the inside of the house,  he did a great job.... but when camelot 1 had the carpet installed, they ruined the carpet, ruined the corners, walls and trim and its still not finished. the garbage carpet was thrown out the back door and now the back door wont lock.  

Camelot 1 would not send anyone to do a walkthrough with us. Said they wouldnt waste their time with a joyride. But while selling us the house they said that we wouldnt be put on the backburner due to our location, there would be a team out there staying in a hotel to oversee the completion.... We were told we would be charged for removing the few trees they left up blocking where the shed is supposed to be.  We had to call for weeks and finally drive up there to show them pictures to prove that we were not being out of line, that those trees really were in the way. They finally understoon and said they would get rid of the trees. That was almost 3 weeks ago, Since then, they still have not decided about what is  going to happen or if they are even going to fix the path they destroyed in my treeline (i know you cant put trees back, but at least make it symetrical), the well pipes, the trees are still standing because the landscaper wants to wait till he comes down to do the landscaping to get rid of the trees. But he cant do the land scaping until the mancave and brick underpinning is done, the mancave cant be done until the trees are gone.

Camelot 1 says they are calling other local companies to see if any of them can work us into their schedule. meanwhile we were told we would be in by end of April. We closed off on our apartment on the other side of the US, had our stuff ready to be shipped, then found out it would not be ready. 700 dollars for temporary storage, plus 200 dollars a week for cat boarding for 2 cats plus 250 a week for extend-a-stay hotel for mother-in-law and we are staying with my parents and giving them money to help with food and utilities while we are here. 

No work has been done in almost 3 weeks, they cant say when more work will be done, they wont really answer our calls or our emails but to say no new news yet, or they busy with a customer.

STAY AWAY FROM THESE PEOPLE. They sell you one thing and give you another. They change the contract pages and accuse you of changing them, They make you sign an arbutrary agreement so you cant get a lawyer. They make the process take so long that you dont care if they didnt do what they were contracted to do, you just want to move in.

Here is a recent update:

We are no longer working with Cindy or Tina very much. Almost all correspondence is being done through Allen (the owner) and Tim (salesman). They are being as helpful as they can. They have offered us a lot of land next to our property worth almost 10,000 in return we will do the landscaping ourselves (estimated at 4,000). That should help us meet the June 30th Deadline. That is to help us get into our house faster. Tim helped us get the 3 trees removed that were in our way and he is working on trying to get the electricity turned on a little faster so we can still get the 8,000 tax credit.
