Encantada started out as a "upper scale" senior park.  It has sold and changed management numerous times, without thought to individuals who live in the park.  Most of the older residents have been in the park for years and are a fixed income, but the park continues to increase the rent annually.  If you receive only $761 a month and the park's rent is $438, it makes it hard to survive.

They expect the residents to maintain a neat, clean lot, but the vacant spaces are not pristine.  It is difficult for a 85-year-old person to clean a yard (which catches leaves and debris from around the park, due to NM's famous winds). It is hard for that person to hire someone when he/she is on a fixed income.  The park manager insists if it isn't clean, they will clean it and charge the resident.  I've witnessed elderly people who can barely walk, trying to clean their yards.

Management is nasty and inefficient.  In cases of plumbing, they have "fixed at" problems, just enough to keep the issue at bay for a few more months.  They have balked at cutting down trees that have done damage to the resident's home (growing into or pushing on them).  In one case, the tree beat the roof into a plup, causing the home owner to have it repaired.

When residents want to move out, management has made the experience distasteful and costly. So many residents want to leave but can't because of the cost of moving.  Others are leaving like flies.  The vacant spaces are a tribute to the management and ownership of the park.  In my opinion, Encantada has made living there an aggrevation instead of a joy.

Plumbing & Tree issue Lot #077

AUTHOR: Encantada MHC - (United States of America)

POSTED: Wednesday, March 14, 2012

ARC and Encantada acted in a timely manner when the plumbing issues were reported by the deceased residents daughter.  Possibly in the past former managers were not responsive, this time our team went above and beyond to help with the plumbing issues which were caused by a tree which was approximately 40 years old and matured.
As a company when dealing with these types of issues there are policies in place and guidelines to follow that are set  by our corporate office.  This protects both ARC, Encantada and the resident.  Our vendors must have a certificate of liability with certain policy limits and residents are asked to report problems in a timely manner.  The issue was taken care of once the problem had evaluated by a professional plumber once we received a scope of work and the bid.  The issue was taken care of from start to finish in approximately 5 business days.  The resident was kept informed and was still able to be in the home comfortably while taking care of the final business affairs of her deceased mother.
We take pride in our community and ask for our residents to do their part in keeping their lots clean of debris, trash and other unwanted items.  We even offer referals of community residents who do cleaning, yard work and side jobs at minimal costs to the resident.  The price is negotiated between the resident and the worker.  In this case, on several occassions we cleaned the former residents yards, got up on her roof to clean pine needles per her request at absolutely no charge. Often family members are not available to help the elderly family member, they don't want to be a "bother" to their children.  Sadly this is often the case where they feel they are a burden, when together a family joined in an effort to help an elderly family member would not only be of great help, but would give that resident a sense of family and belonging.
We often hear about the issues that others feel are "bad or negative", however our employees take great pride in the community appearance and offer assistance to many of our residents. We're  the ones who see and hear from them most, we at Encantada advocate for them! It is often gone untold or mentioned, however we are here for them!  We see them daily, listen and laugh with them, and most of all offer our help in any way to assist with quality of life at this most tender time.  If we have served them well then we have done the most important part!
