FEMA forced flood Insurance is a SCAM,and a Ripoff. If it was legitimate, the Federal Govt and FEMA would Force Hurricane Insurance in all those too often area's of Hurricanes like Florida and Louisana. But they dont..why? The FEMA would have to PAYout money on Hurricanes..So they only Force FLOOD Insurance on people know a Flood would not happen in a million years..thus..No Payouts..Free Money..Free Money. FEMA is just Thieves and LIARS.

Flood Insurance for 7th floor condominum apartment.

I have lived in a seventh-floor condominium apartment for 10 years and never had to pay flood insurance. Our HOA's policy was satisfactory for my mortgage company. I recently refianced with the same mortgage company and now have to cover my apartment with a "gap policy" for 172,800.00, with a 5,000 deductible which I'll never use. Since the economic down turn in 2008, our condo values have decreaced to half their worth. My unit in today's market is probably worth 80,000.00. We have a small river about 2000 feet from our building that never flows over,  more than enough drainange in the parking lot and city street. The banks are saying that if the building's foundation is ever compromised, the building would be condemned and we could not retrieve our unit contents without flood insurance. The tenth floor is paying flood insurance. Our building is built on a concrete slab with concrete posings and the only thing that would compromise the foundation, is a bomb or an earthquake. I question those without mortgages who are not paying flood insurance. Would they too be restricted from retrieving their contents? I've been told that since hurricane Sandy and other storms, FEMA has changed all the flood maps to their advantage to collect money for their depleted funds. It's outrageous that people like myself, a senior citizen on a very fixed income,  have to pay out all this money for nothing. Something should be done to either lower these high premiums for this flood insuranc or for us not to have to purchase it at all.

I am right there with you, I believe that we need to find an attorney that is willing to take on a case like this. I just heard on the news yesterday that our rates will go up in the next 3 years. I live near Lake Erie and the water levels have been down for years for one and the corp of engineers can control the lake level by letting more water over the falls. The last time we had floor water in the area was in 1973.
