I have been in real estate for the past 10 years. I sold foreclosures as a real estate broker for 7 years and then became a housing inspector for HUD. Everyday I inspect foreclosed properties that have been conveyed to HUD from the bank and everyday I witness toilets that have not been winterized, water heaters full of water, well pumps destroyed due to improper winterizations, busted radiators - pipes and boilers due to improper winterization, unsecured houses, houses keyed to the wrong code, hazardous conditions (that existed preconveyance)that are suppose to be cured and almost everytime I see this the home has Safeguard stickers all over it. In fact, Safeguard gets it wrong more often than they get it right, but it's hard to hold them responsible, because after all they are just the middle man. Safeguard really doesn't do anything except subcontract to the lowest bidder, which means the banks and mortgage companies get what they pay for.

You don't have to believe me, a person who has been inspecting anywhere from 3 to 10 new HUD acqusitions per day for the last 3 years. Just look around on the net and you'll see many examples and read many comments of others who will tell you the same thing.

I posted this on another listing, and thought it might be helpful to resubmit:

I would strongly urge all contractors with an issue against Safeguard to file a BBB complaint. BBB will research the issue and contact the company. It could be a legitimate oversight or error on Safeguard's part. If it is an illegal practice or a process that Safeguard should be made aware of, the best way to resolve and communicate this is a BBB complaint. Communicating such a variety of work with deadlines given by the banks, is a complicated process fraught with potential misunderstandings. 

If you look at Safeguard's record, there have been complaints, but the majority of the cases were resolved or the complaining party had no proof of their issue. the BBB is a great resource for small contractors: your complaint will be heard and read by thousands and if u can prove a legitamate gripe, u will be paid.  If u have tried and can't get any resolution from the company, file a BBB complaint.

Safegaurd - horrible!

I worked as a sub-contractor for a short period, the employees are just plain un-ethical & right out mean. I can't tell you how may times I would go to a property to do a winertization a find that all the copper was stolen - i would call in and they would tell you to proceed with the work so the customer can be billed! How wrong is that on top of not getting paid, receiving nasty/bitter emails & phone calls I'm happy I decided to stop doing work for them.
