I am an owner at West Gate Smokey mountain I have owned one bedroom for over 10yrs no problems at all with this resort. My husband I have been on many timeshare tours and reviews with this resort and each time they tell us that you can always sell your resort or buy , trade and transfer over deed to family.

so one day we purchased a 2bedroom from someone who paid 15,000.00 and could not use it anymore and wanted to get out of it. We purchased this from ebay. We paid only the fees it cost to transfer deed.

 We have used Bransom Woods for week few years ago, no problem at all during that time.

Then in 2013 this year I called to transfer my 2bedroom week to Orlando ( as i am used to doing this with my smokey mountains for 150.fee)  Westgate tells me I do not have the same privilages as owner due to I did not purchase my deed direct from them and I will have to pay 450.00 to transfer my week to orlando. I argued and requested a supervisor and she stated that I did not purchase from them so i dont get the same fees or treatment as owner. Now I pay my hoa fees and pay them on time for this resort as I do my smokey mountain resorts.  And as many of you know , the sells man tells you "Oh you can sell you timeshare anytime , or you can hand it over to you kids and so on. As you all my know we have learnd all the lies that timeshares tell you. So we know not to upgrade or give them any more money what so ever.

I got the supervisor to lower my transfer fee to 350.00 to move my week to Orlando , which should be the normal 150.00 fee.  So I want to shout OUT!! that NO you cannot sell it and get the same treatmemt. They are upset that I did not pay a 20,000.00 to them for this resort and that should not matter. I pay HOA fees and I come and stay on your property which generates money for on site properties , such as using stores, restaurants and so on. 

 I don't think this is fair and I would like to see how can we get a law suit started on this company for false advertisments false statements .  How can we get something change in this industry to protect the comsumers.

At least on a used car I expect and know up front what you are buying. I don't have worry about any type of extras or increased fees in the future on this car you speak of. When I choose to get rid of the car I can sell it or take it to be crushed and be done with it. No way with Westgate or any time share. You can't resell them and you can't take it out to pasture and have it crushed.  I have went thru this so called upgrade you say. What a joke and another scam it is to get money out of people. I have bought from you right out on different deal back before I purchased this resale 2 bedroom unit from a dividual person(this is where I can see the whole truth behind the money crabing company). I know how Westgate works. Everything the sales person tells you is not what you get and you will not be able to change my mind on this. The upgrade as you call it , haha 15,000.00  to 5,000.00 as lowest just to change my deed or what you call an upgrade from my  2bedroom unit that you try to sell for 30,000 or more to guest. I hope that people really dont pay that kind of money. I never have on any of the ones I own. But I wish now after 10yrs of ownership and the climbing HOA dues that I knew better. Once you get one you are stuck. If you don't pay the HOA dues Westgate will do everything to hurt your credit.  I just went thru owner update after being lied to again as an owner visiting  Orlando. What you guys do and say to people to try to get more money out of them is unreal even after a sale.  The deal I have is that you guys change rules often without any notice. Westgate is not customer friendly.  And yes, the resorts are nice but that does not give you the right do what you do.  This last person I sat down with in Orlando told me that my kids will have to pay my HOA dues no matter what when I die. This will passed down to them even if they don't like it or want it. That they will have to pay this debt year after year. I laugh and that is not so. Lets just say in my Will I'll make sure that no-one get that passed on to them when that happens.   Take my word just like the fall of the housing market there will be one day a Big Fall for the Timeshare Market. You can see it starting already. It will happen. I dont know what type of change that will come out of it.  It is funny that you compare your timeshares to a use car. Haha sounds about right. I have been used alright. I have to say I would feel better if you guys would do something with all these fees. At least you could grandfather your older owners and charge your new buyers under the new policies. It's not right that you are treated one way one year and then the next treated as if you own a bank and want more money to make changes, transfers and higher hoa. I feel you guys could do better since i do own one that was purchased direct from you even though I purchased one on the repo lot. Even a used repo car comes with good deals. But not WestGate. And dont tell me you can convert both units. Yes, even thats a joke. $$$$$not going to happen.

Owners who purchase directly from the developer, Westgate Resorts, get benefits outside of ownership, such as reduced exchange fees and large discounts off rentals. Think of it this way-In certain cases, when a person buys a new car from the dealership, they get free maintenance and oil changes for the first 2 years. These would be owner benefits. When they go to sell it on the secondary market, the next person who purchases it is not going to get free maintenance or oil changes-they are getting a great price on a used car and that is exactly what they get. You are getting a wonderful timeshare at a popular resort, and you are receiving what is deeded.

The HOA fees ensure that the resort you own at gets the proper treatment and updates that are needed. To continue the car analogy, if a secondary owner wishes to have a program to give them benefits similar to what the dealership was offering on new purchases, there are packages that can be bought. We offer the same thing- an owner of a resale unit can upgrade their secondary market purchase to a contract with Westgate, and we gladly offer the same benefits as when purchasing direct from us. Simply let us know you are interested in this program, and we will get you to the right person. Thank you for being an owner, and we look forward to making each and every stay a special one!
