I just don't know where to begin.

After 6 years of this and getting no where I have had it!!!!!

My husband and I purchased back when the company was called Cendant Resorts and Time shares.
Never in all my years could we have imagined the crap they have pulled.

this year they have committed a federal offense, We had 2 contracts We paid on and they only sent me (1) one 1098 on statement of taxes.

Stating they only send out the paperwork if it is requested,

I HAVE CALLED AND CALLED AND CALLED VEGAS 800-251-8736, VIRGINIA 757-229-0302 , FLORIDA 888-739-4016 AND BOSTON 888-648-7363 REQUESTING MY PAPERWORK AND STATEMENT OF ACCOUNTS AND GOT NOTHING! 180 DAYS AND STILL WAITING.

So I now have to refile my taxes for the last 2 years! They never claimed the interest earned from our payments there was no record filed with the IRS. I have never ever seen this!! CROOKS!!!

We have never ever been able to stay at any of our home resorts where we supposedly owned, We had the Palm Air in FL, Oceans Walk In FL And Now Kings Gate, VA.
We just want out!!! But guess what They don't have a buy back policy! We have paid over and over and have nothing to show for it! And still Owe them $39,000 We were told time and time again "well if you just buy in to the next level all the benefits would increase so you will be able to enjoy our resorts" Lies, lies, lies! We say no! We don't need or want any more points! We can't even use the points we have why would we buy more? Nothing is gonna change. They have oversold again and again, what working person has 13 months in advance to book a vacation at the maximum points? not us.

There are never ever rooms available when and where we need them. So we have a time share and stay in nearby hotels anyway spending even more money. Just not worth it anymore, I have seen The rooms I need and want go off on ebay and other timeshare sites for 500 for a week and we are here stuck paying 900 a month and can't even use it cause there is no availability.

All this for what Dirty Resorts, Horrible Service, Nasty Clerks, Smelly Slow Elevators. Not worth it!

We just want out! we have been asking to get out of my contract for 3 months now cause I have become ill and we are unable to make the payments anymore with the medical bills and they don't care!

We don't want anything back we said although it would be nice to see some money back, our contract is worth 86,000, we only owe 39,000. But we are just looking to get out of this.

All the lost points we paid for, all the RCI weeks never used, All of this is not worth it!

Every time you go on vacation they say "oh can we have 30 minutes of your time" it ends up being 2-4 hours of the same lies, deceit and trickery heaven forbid you don't give them the chance to run your credit! They just don't let up!

We have tried all the timeshare companies trying to sell it and after paying even more fees , we still have it. No one wants it and we don't either. I want this all to end, we can't do it anymore. How can we be relieved from our unwanted undesired contract! HELP US PLEASE!

With me loosing my job and being unable to pay the 750$ per month they harassed us on the phone day after day after day for payment.

They suspended our account and we cant use the services any longer. So now They sent us a forgiveness of dept federal tax form but are coming after us legally for the balance that is owed on an item we no longer could afford to pay for and never use and don't want. UNREAL!!!

Wyndham Owner sees it diferent

I have been a Wyndham (Fairfield Owner) owner since 1999. We have used all our points every year from our home resort in CO to trade for airfare. Just this past October I traded some points for airfare and traded for a beach front resort in Cozumel for a week. All this was done only 5 months out. We have never had any trouble getting where we wanted to go. Plan far enough out to be flexable. We have stayed at Ft. Lauderdale, Orlando, Vegas (a bunch of times), Pagosa Springs (even at Christmas 4 times) and Sedona. The reservervationist are always very nice and helpful. They have always gone out of thier way to help us get either what we want or something comparable. The cost???? Yea, maybe a little expensive but mine are paid for and have traveled enough to know that Wyndham has been a good investment for me. The resorts have NEVER been dirty. Yes some of the older ones are a little worn due mostly to owners who do not treat it like it was thiers. We always do and have never been disappointed except the one time they moved us to a different unit after we booked a particular unit for a reason. They explained to us how to keep that from happening. The report I am responding to sounds like someone who has not spent any time on how to best use thier points. I does take time to study the rules so that you can use them to YOUR advantage. It is kind of like a game and you must be willing to play. We will be staying at Bonnet Creek in July to take our grandkids to Disney. We got a great 2 bedroom facing the park so we could see the fireworks everynight from our balcony. We booked July 4th week and booked it only 7 months out. Yes it can be done but you must be willing to put out a little effort. If you want a 3/4 bedroom you need to be a gold member so you can book a little farther out. I have been able to get a 3/br at Vegas and at Pagosa. It can be done. I would suggest you get organized and put out a little effort. A investment like a timeshare should at least be worth that

First option is to send a fax into the office saying you want to cancel. If its passed the time you just include you were sold on the idea of investment and misrepresented cause the agent that sold you said that you get free airfare and and all kinds of stuff you never got(this is about being sold a program that doesn't exist not your financial or medical situation). They will cancel you at anytime to avoid lawsuit with no problems and could return all monies you've payed in. The timeshare industry is a great product represented by losers and scammers.

I love my ownership with worldmark. Ive been to more places than people twice my age. I don't make much money and could not afford to spend 4-5000k for a vacation therefore my last trip to Hawaii staying at the embassy vacation resort never would have happened if it weren't for my worldmark credits cause it cost 4500 dollars for the week just to stay there. I payed with my maint fee and exchange fee $600 and I still have a week left to go. I love my ownership!!! I worked for these resorts for a couple years and a lot of these reps feel like they have to lie to sell someone a timeshare. They get payed a couple hundred bucks a deal so they tend to go over and beyond to get the sale. Don't let these sales peoples thirst for a couple hundred bucks steer you away from the benifits of timeshare. You should own a timeshare if you want to travel but i don't suggest a re-sale. Ive had a lot of people tell me mixed things. some are really good and some are really bad.

The really good is the people bought for a fraction of the price and they're happy. The really bad is from people that bought and then found out that the previous owners haven't paid maint fees for the last four years so they have to pay those before they could use it or even worse some companies don't want to compete with a second market selling at half the price so they flag the timeshare as being a resale" a used car status" so when you go through the system you get second pick instead of first pick for your resorts. Makes sense cause then why would you spend $20k brand new for a timeshare when you could get one at a resale for $5k Just remember you get what you pay for!

I hope this helps and remember if you want to get out of your current you just send them a letter demanding your free airline tickets you never got and that you were sold on the idea that you were vip and you could make a fortune renting your timeshare out 19 months out cause you were vip and you have come to find out none of this is true. You want this to be corrected asap or you will follow will legal action. They will refund your money even if you've owned for a few years.

Why do you buy more points?

You mentioned that you can't seem to book any units with your timeshares. Then why do you keep buying more points? Twice more?

In addition, you complain that the resorts are dirty and smelly, yet you bought points 3 times? Why would you buy at resorts that are smelly and dirty?

Why don't you just say "NO". I have been on many timeshare presentations and just say "NO".


The going resale rate for Wyndham points is about 5% of retail. So your 89,000 of retail points is worth about $4,500, but of couse since you have $39,000 of debt on it, you will have no luck selling it. Please don't try to sell to a service that wants an upfront fee, they are scams. You might have some luck asking Wyndham to take back the units and forgive the remaining debt.


Personally....

I bought my points resale on ebay and paid a fraction of retail. I have stayed at two of the resorts that you own at (Palms Air and Ocean Walk) and found them to be very nice and not dirty or smelly at all. Ocean Walk in Daytona is especially nice and my family looks forward to going back there. We are staying in Kings Gate at the end of August and just booked this in June through Wyndham.

I have went threw the same thing i just wrote a report about this same thing.

i will let you know i have never paid them one penny except the most important one the down payment that i took away from my kids vacation i was planing for them because of all their lies, but it has never went on my credit yet and it has been over a year and it could be because i never paid them a penny.

but good luck with them it is nice to know i am not the only one out here fighting for what is right and fighting for people to know what they are getting into by even going to thier stupid presintaions

Reservations

How far out are you trying to book your reservation? I find it awful hard to believe you haven't been able to stay at your home resorts or anywhere in Wyndham's network. I have booked Hawaii ten months out, the earliest possible, and got it. You can cancel 30 days out and get your points back, so it doesn't hurt to try and plan something and cancel later if you have to. The 3 and 4 bedroom presidentals are hard to come by though, if that is what you are shooting for.

The interest thing - I haven't heard that before. That has never been an issue for me.

The reservation system online is 100 times better than it used to be.
