We want to let others know to think twice before doing business with Mr. Jorge Kabande from Alamo Business Brokers; this individual is a smooth talker that persuades you to hand over a "good faith" deposit by making you think that your getting a good deal.
Mr. Kabande gave my spouse and I written assurance that if we decided not to buy for ANY reason or if we made an offer and it was declined; we would get a full refund of our $5,000 deposit, "no questions asked". He assured us that if we placed a deposit the business would be taken off the market immediately; which did not happen until a week later. Our check was cashed almost immediately after placing it in his trust.
It has been over ten days since we requested that our deposit be refunded; but each time we communicate with Mr. Kabande he has a new excuse for not returning our money. His excuses range from problems with his CPA to issues with courier delivery. Based on the unsuccessful attempts to recover our deposit, we are convinced that the money was not placed in escrow.
After doing research and making some calls, we found that Mr. Kabande is not registered with the Texas Securities Board or with the Texas Real Estate Commission; in fact we could not find him registered anywhere. Anyone interested in doing business with this individual should question whether he is in fact a licensed broker. Further research revealed that four complaints have been filed through the Better Business Bureau against Mr. Kabande within the last 36 months; of the four complaints, three were closed within the last year.
We will not stand by and be taken advantage of by this individual. We will pursue this matter through every available recourse in attempt to recover our $5000 deposit; and ensure that he is put out of business so that he does not take advantage of other unsuspecting buyers.
