ARC affordable residential communities Mis-Management clearfield, Utah

    I am writing this report to inform those who care to read it. 
    ARC is the WORST managed property I have ever rented. The management refuses to enforce any of the rules and regulations provided in my lease agreement. Each time that I have made a report, the manager comes to my home with an excuse why he can't do anything. "Grow some balls son!" 
    The maintenance is another issue. The management leaves the maintenance of vacant lots to the residents. It seems like; If you dont like, take care of it yourself. They dont water the lawns in the summer, cause?...It dosent need to be cut if its dead? (Not to mention that the maintenance person is the district managers brother). 
    I am tired of the way I am forced to live. I agreed to lease this property according to the terms of the lease agreement. I follow these rules and regulations, and I expect all others to do as well, reguardless where they are from!
    Yards are to be free of clutter and junk? Right. there are lots in this place that look like the people decided to move outdoors!   
    Vehicles that are not properly registered are not to be parked on the property. But, this place looks like a junk yard! 
    Little children are not to play in the roadway. the streets are full of rocks, toys, bikes, and junk.
    The sidewalks, and blacktop have been marked with flourecent paint where they need repair, but its been that way for two years!
    Trees are not properly maintained. fences are not repaired. the roads are riddled with potholes, cracks, not to be sealed. driveways in poor condition. this place looks like the preverbial:"TRAILER PARK". 
    There seems to be a double standard. one for those who choose to follow the park standards. and one for those who do not, without concequence. 
    Frequent late night traffic, late night noise, the excessive use of vehicle horns. 
    Yeah, theres a pool, but nobody can use it, bcause its always full of unruley children, and no lifeguard. this being an ammenity that all residents are charged for, reguardless if they use it or not. Our lot rent differs from a neighboring park in the ammount of $50. why? Rent goes up every year by $10-$20. Its up to $465 per month. for what? a yard? we dont even have private yards for our kids to play! I have been told by the district manager that "we can come on this property any time we want, without notice". Hello? ever heard of the bill of rights? what about renters rights?
    This is not a sound community. It is corrupt, and it is evident that the owners, and management ONLY care about money. they will blow any kind of smoke that you want. untill you make your home here, then they dont want to hear from you untill rent is due. 
    I would like to be able to move from here. I am on a fixed income, and physically disabled. There are many residents here that fall under similar circumstances. what about them? Elderly, disabled, financally stressed?
