My son his wife and kids were living in an apartment owed by MR Dudas. The sewer backed up into the apartment several times, there was sewage in the apartment.



After many attempts to get Mr Dudas to replace the carpeting and make repairs, they called Code Enforcement.

Code Enforcement came out and found many violations which Mr Dudas was fined for. My son has copies of the violations.

Mold became a very real concern since the carpets had been soaked, and the sewage had soaked into some of the walls.

MR Dudas refused to have a professional come in and check for mold. He did come out and cut off the parts of the carpet that had been soaked, put down an area rug in a bedroom.

He never replaced the carpet he removed. My Granddaughters, ages 2 and 1, both have deformed toenails from growing up in this environment. All the children suffered from rashes while living there. Their nephew may have brain damage from it as he lived with them in the apartment.

My daughter-in-law decided to withhold rent in November and December as no repairs had been made. Code Enforcement never enforced anything. In fact when they were called about it they came back out, but they checked on my son and family not on the building violations.

By this point in time they were packing to move as two different mold kits tested positive for mold.

They had to throw away most of their furniture, anything that couldn't be washed. Mattresses, couch, living room chairs.

Mr Dudas filed false documents with the courts for eviction. They never recieved a three day pay or quit notice. The only thing they recieved was a court copy of an illegal detainer that the court sends out. They were not served with an illegal detainer. MR Dudas won in court with his false documents. He did tell my son that he "knows people in Sacramento".

He is currently trying to rent the apartment without any repairs to it. He threatened another tenent in the apartments, and told her that he was not going to give them their deposit back if they didn't paint the apartment.

Other tenents have called code enforcement, there were violations in those apartments, too, and nothing was ever repaired. Code enforcement hasn't enforced anything. This man is a slumlord. He will do what he can to other tenents who oppose him. Most of the people in these apartments are low income, he is preying on them. He keeps their deposits. He had documents in court with my son saying he only had a $300.00 deposit, when my son had paid a $750.00 deposit. The other apartments in the building had sewage back up into them, too. I'm certain mold is a problem in all of them.

Mr Dudas has hired one of his tenents to help him around the apartments. The man is a registered sex offender in California, on top of that he's a pedophile. His name is Carl Russo, he is on the California Megan's Law site; http://www.meganslaw.ca.gov/search_main.asp?searchtype=zipcode .
Mr Dudas has been paying Mr Russo to find tenents for empty apartments. He also gave Mr Russo a fridgerator that my son left behind. Which is totally illegal, the refridgerator didn't belong to my son. The owner of the refridgerator has been notified, and is considering legal action. Mr Dudas has been paying Mr Russo under the table.

Evicted Tenant Lashes Out At Landlord

The tenants Jennifer Farnham & Danny Farnham
who contributed to the complaint on this website
were evicted from the property because they did
not pay rent for three months.

They owe the land lord $8500 in lost rent and
property/personal damages. Therefore, I wonder
why they feel as though they were ripped off??

Federally certified creditors are presently
looking for these fugitives.

I know that they were not forced to stay in the
apartment as the owner allowed them out of the lease at any time provided they give a 30 day notice as the company they allowed on the
premises did not help make the complex be a safe
place.

Many feel sorry for their 4 small children as
the parents were trying to accomplish a "get rich
quick" scheme (related to mold)that backfired.

The house cleaning and hygene principals of the
household and for the kids as NOT something to
be proud of as witnessed by those who visited the home.

It is my understanding that wage garnishment is
presently being pursued. Therefore, information
regarding the location of these individuals
should be provided to local credit enforcement
agency. It is believed that a reward is being
offered.

Wow this man never ceases to amaze!

First off I am the ripped off one. I do owe this man as a result of a rash desision on the courts. Then again he "knows people in Sacramento". Why is it that rich people get away with everything. Like filing with out a lawer then showing up with 1 in court. I owe him a considerable amount less. Also we have been charged with no crime there for we are not "fugitives". Rich people stick together. I wonder if I knew people would the outcome had still been the same. As for the upkeep of my living space my family and I do a great job and never had any complaints before. The problem here was a sewage water leak and a slum lord refused to rectify the situation. We did not "squat" as the slum lord would like to make it sound. We came to an agreement with him to hold on to the rent until he fixed the problems. Instead he went behind are backs and attempted to be coniving. It was easier to get rid of us and not fix anything, then rent it out for another 100 dollars more. Funny that he doesn't seem to keep any one in this unit for long. I figure he is scamming people with the premise that they are going to have a nice place to live. He is charging for a three bedroom when technically this unit is a two bedroom with a storage room or office. I think the pictures speak for them selfs. The apartment still looks like this almost 8 months later. I let you be the judge. Cheaters never prosper!!!

MR Dudas you are a slumlord

You move people into those apartments, collect their deposits then evict them. That way you never have to give them their deposits back. We've watched you move several families in and out since you evicted Danny. The school was contacted about the pedophile situation.It is illegal for registered pedophiles to live that close to a school. You knowingly had a registered pedophile working for you, while paying him under the table. We took pictures of him doing his work. Then knowingly you had a registered pedophile living in your apartments, and working for you, and you continued to move other families with small children into the complex. Pictures have been taken of the apartment before and after each tenant. You haven't made any repairs to the apartment, or corrected the mold problem. You do these things to lower income families who don't have the resources to fight you back on this. Danny and Jennifer were working with CPS, and visits were documented as to the condition of their apartment by their case worker. When you had Code Enforcment come out to check on the apartment, they were trying to move, so of course things were a mess. I have many pictures of the inside of the apartment while they lived there, and the only problems had nothing to do with their house keeping skills, but were due to the substandard housing they were living in. The only scam is coming from you. There are higher courts hopefully ones above where you know all these people who let you get away with what you do. There is also such a thing as a Rico Act for people like you who abuse the court system, and have people in the system doing them favors.

It is funny Mr. Frank Dudas claims that the tentants were evicted when no eviction notice was properly served? Also according to the jugment 3 months rent was due 850 a month times 3 equals 2550. no where near 8000 dollars. Now i personally visited the house and hygiene and housekeeping was above average. except for the backed up toliet which caused the sewage spill. which of course was not fixed for 3 days. why you ask 3 days? well Franky lives in Orange County. which of course isn't a 3 day drive. but it seems it took him three days to respond to the messages left for him on his cell phone. now for him to say a reward is offered for info to the where abouts of these individuals is absurd. if they onlyowe you 8000 what kind of reward is there to offer? those are pure facts of the situtation with no regard to tentant or landlord in question.

now my personal opinion. as being a witness to most of what happened and a friend of the tenants my opinion is alittle slanted. but basicly the guy is a jerk. he did alot of repairs on his own which were not done properly. his wife used to come drunk to the apts to collect rent. and yes she was drunk you could smell the booze off her as soon she exited her jaguar. he has also harbored 2 known sex offenders to live in this apt complex which is kiddie corner from the elementry school (no pun intended). he raised rent with out proper notice as soon as he purchased the apts. he even demanded the tentant give up their 2 car garage or he would raise their rent. this after the fact of raising the rent 100 dollars. He is basicly another SOB that doesn't live in the city nor the county or cares what kinda of conditions or people live in his properties. this type of person is the one who creates ghettos and slums in san bernardino. in other words a slum lord. he rents to who ever will pay the rent and give him the lest problems about repairs or nature of those around. it is this type of landlord that created problems in the waterman gardens and areas like date st. and little africa. they rent to people with no credit checks and allow them to tear up neighborhoods and are no whee to be found when called on as the landlord to take action for enforcement of apt rules or upkeep. they basicly collect a check and pay the mortgage and pocket the extra cash. while writing off the interest of the mortgage on taxes.

so basicly your a slum lord Frank Dudas. sorry if that bothers your conscience. you'd probably love to sue me for slander. then claim your going to court with no lawyer and show up with one. yeah your a snake. but it's ok. we are what we are. the only thing i wonder is who do you face yourself in the mirror daily and look at your kids daily knowing your basicly worse then the trash you rent to. in order to earn a buck and live in Orange county.

Evicted Dead Beat Tenants & Family and Friends Site Untruths

The bathroom where the photograph was taken did partake in a plumbing problem that caused the entire complex to flood as no clean out drains where installed when the buildings were fabricated. A large tree grew roots into the middle of the street and blocked the sewer line. This was repaired as was the unitin the photos. The work to replumb from the street to each unit was a huge job which took multiple days to complete by a licensed plumber.

There is no mold in the unit as cited in this report other then the cleanliness standard which the tenants created (aka mildue due to lack of cleaning the bathroom regularly).

Documents were served on the tenants by an existing tenant in accordance to california law. Tenants are alway notified in mail when a case is filed against them by mail via the court and again when there is a trial set. The judge at the EVICTION hearing clearly pointed this out to the tenants.

The tenants were evicted because they did not pay rent and told me they could not pay. This eviction should be on both tenants credit report for multiple years allowing them to enjoy the mess they created. Will be contacting the attourney that handled the case as to verify that both tenants have been reported to the three credit agencies and will file my own Rip Off report on the tenants as well as on other landlord type websites as to ensure this does not occur to another property manager.

By the way, a family with small children has lived in the unit for over 3 years and do not have the issues the Farnham's (the evicted tenants) have had and are work hard through the difficult financial times all of us face

At last report the farnhams were living in a hotel in San Bernardino.

This Is why you never rent from landlords, cause they are backstabbin scum & are out to clean your money out. I will never rent from a landlord In my lifetime they are all scum.

Landlords are out to ruin peoples lives so they can get ahead In life & richer so they can have there expensive cars & nice big homes to live In.

Landlords never used to be this bad. Its always best to own your own home because these scumlords only want to steal your money & make up false evictions agaisnt you.

Also don't fall for about them being nice because once they get your money then they evict you & you are screwed.

Also have everything done In a lawyers office If anyone wants to rent cause you will pay the price.

You can't trust anyone these days.

I can vouch for his lack of integrity through my experience with him, but describing it here would expose my identity to him.  I would rather blend in with the many other employees that know what kind of person he really is- a fast talking, caniving person that others need to be warned about.  I'm not surprised that he no longer works for the company.

I can vouch for his lack of integrity through my experience with him, but describing it here would expose my identity to him.  I would rather blend in with the many others that know what kind of person he really is- a fast talking, caniving person that others in his path need to be warned about.   I'm not surprised to find these disputes with his rental practices.  I hate to add a "doo doo in the punch bowl", as he would often say, but I must.

Franks power.

I have recently had a chance to visit said apartments. I talked with several of the tenants who live there. More than one tenant told me that Mr. Dudas claimed that the back up was caused by the children in the home at the time  (that's how Frank won in court). By using that as his testimony. Weird that he contradicts what he told the court on this website. Another thing Frank told his tenants is that he was "untouchable" and that "none of my tenants will be able to sue me because I know people on San Bernardino's city council. This is an outrage. This means he can get away with anything. The carpet in the said unit has not even been properly replace. He bought the cheapest possible carpet, did not put down padding or tack strips and placed crudly cut carpet over the area that was affected by his lack of action. You can literally pull the carpet up without effort or possibly trip on it causing your self injury. This man owns a 2.2 million dollar mansion in a gated community in Orange county. He doesn't have to worry about the people that help him pay for it because he knows people? Whats wrong with this picture folks? Sorry to all the people who Frank rip offs next. It will continue to happen unless this man is investigated and stopped.

This guy really mean what he says and acts upon it.  If you do not pay your rent he will evict you.

I also have been evicted by the guy.  However I deserved it.

For all you haters, just be straight up with the man and work with him.  Dont trash the place and he probably wont go after you for the money just to get the place back.

If you did not pay your rent and got evicted.  I'm sorry but I have to pay my mortgage. 

Making false claims against me indicating that I am a slum lord etc are really an example of the reason you are in the situation you are in.  If you paid your rent, the post would not have occurred.

I would gladly take suggestions on what to do better.

Lastly, I pray for all my tenants success every day.  I pray that you like where you are and that I can within reason make the most of your stay during you tenancy.

I am a follower of Jesus Christ and proud of it.

Frankie... you posted under your own account from beachside. claiming to be a tenant. and how serious you are to kick someone who doesn't pay. that is funny. now i do agree on that. no money gotta go. i'm a landlord myself. but the bottom line of you being a slumlord is not  that fact your tenants didn't pay. it's why they didn't pay. honestly i wouldn't have payed either and would have forced you to pay for the san bernardino sheriff (marshall) to do a eviction just to be a (thorn in your paw.)

you wanna use the Lord's name in vain. saying you pray for your tentants but then treat them like trash. well how many years has it been ? and there is still people who remember. and i'm not one of your tentants. i remember from what i seen so i will call it as i see it (wolf in sheep's clothing).

bottomline you didn't take care of the problems properly. you allowed the problems to fester. and the tentants withheld rent. you went to court claiming not to go with attorney. then last min. had attorney. you tried to settle out of court which was noble (with your attorney). but you should have done what was the right thing in the first place. instead of worrying about your mortgage fix the place. you can't afford to fix the apt. then sell it.

in the end the tentants might have moved on and forgoten but i will continue you post and spell out the facts. like you double posting claiming to be  a tentant that got evicted and saying you mean business that was hillarious. then now your a christian? who cares what your religion is? that doesn't make you a better person. it's a honest disgrace your hiding behind spiritual beliefs to protect your name. in the end you still have to wake up to the mirror each day.

to end this i understand as a third party why you did what you did legally. but as a human i seen you not do alot of things you should have. like fix the plumbing and properly clean up the apt with kids. just cuting up carpet and laying down new carpet over moist sewage concert isn't a fix. you should be glad the health dept. wasn't called out to investigate and request all tentants to vacate till the problem was fixed. then where would your mortgage be ?

honestly waiting for a reply one landlord (that resides in san bernardino who owns property in san bernardino) to a slumlord (that resides in orange county)
