Kathy Wilhelmi, who also happens to be a Tucson area real estate agent, owns several rental properties around town. Most are houses but she also owns some duplexes.

Beware renting from this woman - she does little to no maintainence on anything she owns, expects you to do everything, and will not reimburse for this, and at the end she'll take your security deposit in its entirity and threaten to sue you for more. She'll make up whatever reasons she can to arrive at this number. She'll charge you for things like re-painting the whole house, despite the fact that the house hadn't probably been painted for 10 years when you moved in. She'll charge you $300 for a $100 wall unit AC that NEVER worked, and blame you for breaking it. Fun stuff like that.

DO NOT RENT FROM THIS WOMAN. Or if you must, make a complete list of everything that doesn't work around the house when you move in and take pictures of EVERYTHING so you can prove your claim later. We thought about taking her to court and decided just to let it go because she's such a pathetic creature anyway. Very sad, needy, paranoid, divorced woman, just not worth worrying about and we didn't have time to pursue it anyway. It was hard to do because she ripped us off for over $1200. I have talked to several other tennents of hers and apparently this is her MO. BEWARE!!!

A Landlady that fixes things.

I am  responding to the rip off  report made against  me in 2004 as being a "slum landord". This is the one and only report made ever against me.   I have been involved in property management over 20 years and have never had accusations made against me until this tenant's concerns.  

For their information, if they felt like such  a victim, they should of had the courage to take me to court. I did all the right things based on our lease agreement and I followed all the rules set up in the agreement. I gave them the property in good condition and it was to be returned to me in the same condition beyond the normal wear and tear.Before they moved in,  the previous tenants were returned all their full security deposit so that gives you a clue.   

The claiment  failed to tell you of them being negligent and burning floor candles with soot stains across the ceilings and walls,  the stove damage from using abrasive  cleaners which removed the finish, the overgrowth of the yard, which was their resposibility, the infestion of bees on the home and additional structure and which was a huge expense for bee removal and repair. They stated about paying $300. for an air condtioner that was broken; yes it was broken but not broken when they occupied the unit because the filter had not been changed in 2 years and it burned out. I charged them $175.00 not the $300. they stated.  There were too many other charges that I will not go into.

I will gladly  give tenants their full security deposit when the property is returned in good condition because then I do not have to do any  additional work or repairs.   I would not be involved in property management and be successful for this length of time if I was doing something right.
