I had trouble with the office leaving nasty notes about me not paying, but of course they had cashed my checks. It happened three times in six months. Once I went on vacation and paid two month's rent because I wouldn't be back in time to pay the next month's rent, and when I got back, I had a note on my door saying i was behind on my rent...they had cashed my check the previous month. Both of them. Don't EVER pay in cash without a receipt, because I have no doubt it would end up not being recorded. I also had trouble getting things fixed, even when my oven was leaking gas into my house. I finally got a new one, but it took a long time. Oh, the maintenance guys broke into my house when they were putting the new oven in. They forgot the keys and crawled through my kitchen window! When I got home to two men in my house, one of them says, "You really ought to lock your windows. We forgot our keys and that's how we got in." I thought he was kidding, so I didn't say anything to them about how creepy and unprofessional that is. Later I noticed stuff outside my kitchen window was moved....they HAD crawled into my house through the window!!! I could NOT believe it, but I was happy to have an oven that didn' t leak gas into my house.

Just wait until you move out. I hope you kept good records. Get EVERYTHING in writing, especially during the move out process. Here's a little bit of what Neblett is doing to me right now. I chose to end my lease with him early, and I asked his permission. He said it was fine, and when I offered to find someone to take over the lease, he said that would be fine, too, but that they should sign a new lease. I asked if there would be a charge and he said no. I got paperwork saying the date of move out was approved, and I labored for almost a month to find a new tenant. I did, and they signed a new lease. Fast forward to the week of my move out. I moved most of my stuff out on Labor Day weekend, but I wasn't to be out until September 5. On September 4, I go to the place to finish cleaning and get the rest of my stuff out so I can return my keys. The locks are gone, as is a basket of my clothes and the place smells of paint. The painter's dad said he was cleaning out trash and had taken them. (But he left a trash basket full of trash in the house). We ended up getting our clothes back, (with an all afternoon fight and a threat to call the police) and when we talked to Mike about the move out inspection, he said he had done it himself and that "it was the cleanest it has ever been, and that we would be receiving our full deposit." We had told him we wanted to be there when he did the move out inspection and that the locks were taken off of our house a day early and when we had stuff still inside. He apologized, but nothing really came of it. I went by the office to pay the last bit of rent and got paperwork that said I would be receiving my full deposit. I hadn't heard anything all through October, so I sent a letter stating that Texas law requires them to return my deposit within thirty days of move out and it has been more than sixty and that I had paperwork stating i would receive my full deposit. Then I get an itemized security deduction in which I am charged for ending the lease early, charged for new locks, and charged $200 for cleaning. They also stated I only paid $400 deposit, when it was $625 and I have paperwork to prove that, too. The itemized deduction ended up that I would have owed $500 but that they set it to zero, which I believe is a covert threat that if I pursue this they are going to try to get me for that. So the lesson is, get everything in writing, so when they start their shady practices you can cover yourself. Neblett, I will see you in court!

I currently live in an apartment complex owned by Neblitt, and have never had any problems with him. Sure, he's a little gruff and stiff, but all in all, he's a good guy.

We've had wonderful experiences with the maintenance staff. Sure, it takes a couple days to have them come and fix a problem that is not an emergency, but its much speedier than any other apartment complex I've lived at in Denton.

He offered to repaint our walls, redo our screens, and even fix a light in the parking lot that was owned by the city, not him, so that our complex would be safer.

My recommendation for anyone dealing with ANY landlord is to treat them with the respect you should. They own the place you are living, and can make you leave just because they feel like it. Be smart about who you smart off too. Get everything in writing, and if there is a problem, speak to them calmly and factually. You're so much more likely to get things done that way.
