Mike Neblett is a slumlord and I would recommend that you avoid Grace Apartments (and any other property that he manages) like the plague.
The air-conditioning was broken in our building for months and he refused to do anything about it. When some of the residents went out and got their own window AC units (due to the 100 degree temperatures outside), he tried tack on an extra $50 per month on their rent. There wouldn't be a need for people to buy their own ACs if Neblett would have just fixed the building's main AC in the first place! Getting anything repaired around here was always next to impossible.
In addition to the numerous problems with inside repairs (including the black mold growing everywhere), the outside of building was also poorly maintained. There was always garbage and abandoned furniture (mattresses, old sofas, etc.) piled up everywhere. There was graffiti on the walls and the parking lot was always filled with garbage (cigarette butts, broken bottles, empty beer cans, fast food wrappers, used baby diapers, etc.). Half of the outside lights didn't work. Nothing in the laundry room worked correctly and it was so filthy that most people didn't want to go in there anyway. The whole place was overrun with GIGANTIC roaches and every other kind of bug that you can imagine.
Additionally, I have had several billing problems with Neblett. They were constantly leaving nasty notes on my door accusing me of not paying my rent. Of course when I checked my bank account online, it would show that my rent check had already been cashed and that I had paid on time. They also accused me of having an expired lease (I guess that they lost their copy of it - they are so disorganized and incompetent) and said that I would have to pay them a bunch of fines and late fees. I had to make a copy of my lease (which was NOT expired) and take it to their office so that they would drop the issue.
Save yourself the frustration and rent from someone else who a) actually cares about their tenants and b) doesn't have shady business practices.
