Do not rent a property from Sandie Liscum at 4534 Stevely or any of her other properties.  As a landlord, we struggled to have anything fixed around the house.  Even when we found that there were RATS in the walls of the house she was hesitant to send anyone out to get rid of them even suggesting that I try to do it myself because it was expensive to have an exterminator come out.  Then, upon move out she refused to refund a large portion of the deposit because she claimed we had ruined the carpet.  She had told me when we moved in that the carpet was so bad from the previous tenant that she thought it would need to be replaced but she had it cleaned and it looked pretty good although we did note a couple of stains during the move-in inspection.  Eventually many of the old stains begain to surface again over time, as almost always happens with cheap carpet/pads, so that upon move-out the carpet did not look good at all.  She tried to tell me at that time that the carpet was brand new when we had moved in and that we would have to pay for all new carpeting.  There was nothing I could do as she had a huge deposit from us and she decided to use our money as her own personal account to upgrade her house.  She also made many more outragous charges including $60 for one single missing slat on the vertical blinds in the living room.  The lady cannot be trusted, she is also a real estate agent and I would definitely think twice before hiring her for that either as she does not have anyone's best interest in mind but her own

Landlord/Tennant security deposits

Almost never is there an agreement with a tennant and a landlord.  Tennants seldomly understand how expensive it is for them to clean the house and get it ready for another tennant. 

On the other hand, quite often these landlords are in such bad financial shape and inexperienced themselves that they flat out don't have your security deposit.  I think that was apparent by the fact that she could not afford to have the rats exterminated from your house.

If you feel justified, as you clearly do, then go through small claims court.  It's really about your only option.

I am the land lord of the property on Stevely property and feel the facts are not being reported honestly. I feel a responsiblity to respond quickly to the needs and problems of my tenant in realtionship to property issues and always have done so.

Additionally I feel  PERSONALLY SLANDERED by the content of this material and am considering legal means to have this removed. I have been a realtor for over 38 years and feel certain that any one of my clients and majority of my tenants would step forward and attest to my integrity,fairness and honesty.

What can I say? I rented a very clean remodeled updated home to the Johnson's plus their "2" dogs in good faith. We had a walk through coming and going and they understood the rules. Any one that owns property knows what a pleasure it is to return all of the deposit and I often have. Unfortunately I was not able to do so in this instance. The cost to replace the carpet far exceeded the amount I with held from their deposit. It truly was a sight and not until the day I went for the 1st final walk through did I know of this issue with the carpet which was blamed on me.!! I can not fix which I did not know about.  The exterminators were called as soon as I was notified which I paid for. I explained to them that they were living behind a field and there would be some animals roaming about and very important that no food be left in sight. By the way they loved the field it made them feel as if they were living in the country.

Some of their deposit was returned to them but amongst other things, which I do not care to discuss, I had to deduct the cost to have the decorator "gray" paint removed from some of the walls.

The Johnsons's always reported to me how much they enjoyed living in the house and even talked of perhaps buying it one day. I felt we had a good relationship and they seemed to be good tenants. I feel perplexed by all of this.
