I am glad I found this sight now even though my problem happened a year or two ago with this solicitor. I still think its important to call them ought to prevent anyone else from having to deal with their lack of organization and communication they displayed while representing myself when I was trying to purchase a property.
The whole time during the process of purchasing my new home Diaz & Diaz Lawyers pretty much NEVER EVER directly contacted the bank, the real-estate agent (I will submit another report on those clowns later) or the vendor's solicitor. The WHOLE time throughout the WHOLE process either myself or my wife played the role of the middle man relaying messages from our solicitor to all other parties. I thought that the $1000.00 fee that we paid for their services would include them doing that work?
Because “Diaz & Diaz Lawyers” were such poor communicators when it came to doing anything, we were left in the dark most of the time during the whole process. Whenever my wife or I would have a question concerning what was going on (status, progress, what's the problem….ect) the usual response would be “contact the agent” or some other dead end answer. In my 35 years of living on this planet I have never had do deal with this much incompetence!
After the settlement was over it was soon apparent that they didn't do everything that they were supposed to. It was currently rented out to tenants by the previous owner. We specifically requested them to get the rental agreements and information (Leasing paper and weekly rental rate) It came to no surprise that that was not taken care of. When the settlement finished we were informed that we can pick up the keys and you can move in. If Diaz & Diaz Lawyers were actually paying attention to the case they were working on they would have realized the property still has tenants within it.
After the settlement we brought it up to their attention about the paperwork and tenants still living in there, and their response was “call the agent”. After the 30day notice expired for the tenants to leave they still stayed. I called Diaz & Diaz and their was again “call the agent” And I did call the agent about the tenants still living there and guess what he said? You should consult with your solicitor on this mater. I found Diaz & Diaz Lawyers nothing short of lazy, unreliable, and unorganized, among other things. We later consulted the advice and hired another solicitor whom expedited a quick legal response to the tenant's refusal to vacate our home. When we called them they gave use answers and took actual action unlike Diaz & Diaz Lawyers usual response of “Call the Agent”
I was kind enough not to name the actual solicitor from Diaz & Diaz Lawyers but I would not recommend anyone in the Sydney/Blacktown region to use them.
