Please disregard my previous comments about US Loan Mods. The report was made after viewing a video from the California Department of Real Estate where they implored consumers to beware of companies who want to charge an upfront fee to do a loan modification.
Turns out that US Loan.d Mods was NOT asking for an upfront fee and thus was not in violation of any CA Department of Real Estate rules. Additionally, US Loan Mods was not asking us to put any funds into their account. They did want us to consolidate all our cash for the purpose of leveraging with our credit card companies.
After clearing up this communication problem, I am now of the opinion that US Loan Mods should was NOT trying to rip us off. On the contrary, they appear to be legitimate negotiators.

Turns out that this was all a communication mishap. US LOAN MODS did not want to put any of our funds into their account and use it as leverage. They were actually trying to help us consolidate our debt.
Additionally, they had no intention of charging an "upfront fee." They proposed to have us pay their invoice AFTER the loan was modified -- not before. Therefore there was no need for them to be licensed by the State of California Department of Real Estate.
I since discovered that US LOAN MODS is a legitimate business enterprise helping people with their mortgages.
I hope this clears up any previous misunderstandings.

James and Gwen's were upside down by over $300,000 in there home. We offered to assist them and I spent aproximatly 3 hours on the phone with them over a 3 week period. I called James up on a previously scheduled time slot and he yelled at me, told me that we weren't licensed in California and hung up on me. Although I tried him back repeatedly to respond to his claims he never would take my calls.
We never required any upfront fee to assist James and Gwen, however, because of the way we were structuring their finances we asked if that could be part of the package.
