In 2010 Duncan introduced himself to me via a social website that is tailored towards businesses. We exchanged email addresses and I explained to him I have access to large pools of bank reo's. He emailed me with the intent to request REO's from me to post on his company website. I told him that may be a great idea as long as its direct buyers to engage in the purchasing. He further explained that he would be able to work out the particulars later but the idea of my access to direct sources would work well with what his mission is. After 2-3 emails of my direct bank product Duncan asked if I would consider letting him post our product on his site. I explained to him that my product comes from a direct source and that it was a conflict to post it on the web, that these investors must deal directly with me due to the fact that if the bank sees any of this it would jeopardize our relationship as we are a Neighborhood community revitalization organization 501c3. After Months of his insistence and I would not comply Duncan then decides to get angry because his IDEA was against our protocol and Place my name on his BLACK LIST as well as OTHERS that DO NOT PLAY HIS GAME and tarnish their name. After I got a tip from a very good friend that my name was on the INTERNET for "BLACKLIST" I CONTACTED Duncan and requested the removal of my name on his site. Duncan then goes to say lies like "YOU OWE ME MONEY", "YOU CIRCUMVENTED ME". I asked him to produce any type of signed documents that say I even considered to do BUSINESS WITH DUNCAN. He NEVER HAS , NOR CAN HE. His position is to devalue peoples reputation as a means to get them to comply with his request. Whether it is legal or not.  Duncan is the LOWEST OF BUSINESS PROFESSIONALS THAT EXIST. HE HAS NO MORALS AND CHEATS PEOPLE OUT OF EVERYTHING THEY WORK HARD FOR. WE HAVE NEVER EVER CONDUCTED BUSINESS AND NEVER WILL. After a year plus of my request, I again asked Him out of courtesy to remove my name. He the replies "Sorry. You owe us money.  That information stands. You did  indeed try to circumvent us, (knowingly or unknowingly) . We also have you on record for ordering one of our products and charging back." HIS ACTS AS A PERSON DESERVES THE LOWEST RESULTS THAT ANY MAN CAN RECEIVE. HE IS CHEAP, HE STANDS FOR NOTHING HONEST. AND SHOULD BE SUED FOR LIBEL BY ALL THE OTHERS THAT ARE OUT THERE. AS I CONTINUE TO SEARCH HIS NAME ON GOOGLE, MOST OF WHAT I SEE OF HIS COMPANY IF "duncan wierman master scam artist". DO NOT DO BUSINESS WITH THIS INDIVIDUAL OR HIS COMPANY

Duncan Wierman arrest and conviction report

 If you're still considering doing business with Duncan Wierman, please see link below as well as criminal report attached here: http://imgur.com/a/UdnaLoP Duncan also runs the Boston Real Estate Investors Association (www.bostonrealestateinvestorsassociation.com) in Boston, Massachusetts so beware of anything they sell as well. Duncan Wierman doesn't screen out the bad gurus he promotes and he doesn't use what they sell for his own business. He just promotes whatever they sell to make money since he gets 50% of their total sales.

I saw him promote a selling speaker who sold $20K of real estate investing courses and coaching and Duncan took home 50% ($10K) for himself despite never owning or using the speaker's courses and information, himself. Duncan Wierman is a member in good standing in the National Real Estate Investors Association (National REIA at www.nationalreia.org), an organization that proclaims they will only allow people with good ethics to become their members. Apparently, even a criminal like Duncan Wierman can be a member in good standing with National REIA as long as he continues to pay the annual National REIA membership fee of $5000 and promote their sponsors since National REIA gets affiliate fees from their sponsors for the sales they refer.

Mr Weiman Is not truthful

Hello to all viewers. We are the non for profit that Duncan Wierman says that he has contacted and proclaimed that we made such remarks about Mr Pegues. To the contrary, Alex is a positive individual that has assisted us in our mission from the beginning of our first contact. He was a hands on leader  in our initial membership to the NSP. Alex has done nothing short of being the driving force of our close to 3800 successful closings throughout the US, and continues to assist us in our stride to pursue a paramount success rating this year as well.

As to date Mr Wierman has never ever contacted us, we have never heard of him, nor has he ever reached out to us for any recommendation about Alex. We have never heard of his name until we researched and found this site being posted about a individual that we have had nothing but a joy in dealing with. Our team pride itself of our success rate and Alex brings us acquisitions that we have found to be very authentic and performs smooth closings as well. Which leads me to truly believe now that most of these postings by Mr Wierman have no truth to them as well. We are not a organization that becomes involved in these type of disagreements. We felt the need to clear up any misleading statements made about our Organization against another individual whose relationship we cherish. Mr Wierman has not contacted us nor any of our staff members by no means and I would even challenge him to identify the name of our organization . I would caution anyone that is considering any business with this Mr Wierman to seriously consider a different avenue. If he will go to the extent to falsify information for no monetary gains, I can not imagine what extremes this individual will take for financial gains.   Thank you for your attention. N. L.

You story keeps changing.. and I have the right guy!

The first email  you sent me says you knew nothing of our company.  

Then you lied to merchant processor accusing us of fraud and making unauthorized charges.

Now, you admit to using our services.  Now you complain about the cancellation policy.  You had every opportunity to cancel within the trial period.  I have to ask that if you knew the moment that you download the data, that the REOs are of course listed with agents, then why did you not cancel then?

You agreed to the terms and conditions contractually by purchasing. Stated below for your review.

Your false accusation to our payment processor caused us to have a black mark against our account. We also incurred charge back fees.   

You then took it upon yourself to get people to post negative anonymous comments. (as per the email evidence image attached)  I find your behavior unacceptable and worthy of being on our company blacklist.  It's the principal.

I wonder how contractual agreements work in your company?

I understand you are angry with us since you were placed on our blacklist.  Yet, we are the one who suffered financial loss with you and your company. If you chose to be honest and ethical in your business dealings, then you would not be on our own company blacklist.  

You have been plastering the internet with you false comments as a spiteful 
vendetta. 
We will continue to respond to every attack you put online. I don't understand why you think name calling, swearing, and bullying in your emails, and post are helping the matter. It is not very professional.

If you scroll down to the bottom of the article, it is only there that it is revealed that the judge found in ours and our investors favor and the end of that court proceeding. 

Though Charles is a practicing attorney, he knew enough to know that we needed counsel to represent him for the our securities work.   He choose to work with Jillian and he was very well as she specializes in Securities.

I am aware that there are going to be certain individuals or companies that do not like the fact that we posted our blacklist online.  The purpose of our blacklist is to simply advise others to take caution when dealing with the those upon the list.  (What Rip Off Report is to the general public, our blacklist is for the REO / Note Industry)

We do not put people on the list without due cause.  The blacklist is our personal opinion which is protected under the First Amendment. We state these facts of a personal experience in non-malicious language! We are not resorting to name calling, or making false accusations.

There is too much nonsense being spoken, daisy chains being created and deals being screwed up by intermediaries.   I understand that everyone wants to earn a buck from the business, but I believe that integrity and ethics should be our guide.

I am sure that anyone reading (or viewing the email images) by "Alex P" for  Alex Peques of Margrave Acquisitions Group can understand how difficult it is to do business with certain individuals.

I ask that you take into consideration all facts of the complaint before making any judgement. We provide quality product to successful investors.  This is one of the best times in history to be investing in Bulk REOs or Non Performing Notes.  If you are a real buyer, and have a track record of performance, we will more than welcome an LOI with POF, or a  P/S Agreement

You say I "owe" you money now. But you have yet, and you continue to dodge that question. You have not as of yet PRODUCED, ABSOLUTELY NOTHING reflecting your claim. We NEVER SIGNED ANY AGREEMENTS, we NEVER EVER WENT PAST ME TELLING YOU "NO"! That I refuse to do business. Im sure that any and all of the others you proclaim as well OBJECTED TO YOUR VALUE. Bulk REO Property Blacklist

Once again an unidentified poster has placed a bad review.  I challenge the poster to identify themselves so the true story can be told exactly why they were placed on our company blacklist.

I find this quite review strange as we do not source product from any individual claiming to represent product from someone else.  This is not our business model.  

Our company sources REO's and NPNs from small regional banks and credit unions. We do not work with other brokers, or major banks as the writer claims to represent.  


Below are the only reasons someone would end up on our "blacklist":  

1. Circumvention of NCND's (Non Compete / Non Disclosure agreements)
2. Providing False Proof of Fund
3. Misrepresenting their position. ie. Claiming to be a direct buyer, when in fact they are a broker
4. Non-Performance
5. Using our tapes as their own and shopping them out.

If anyone in the industry would like specifics on any individual on the blacklist, they are free to contact us for details. This is not character assassination as claimed.  We state these facts of a personal experience in non-malicious language!

The real players in the Bulk REO and NPN space, are well aware of  the "pretenders".  These" want-to-be" investors end up creating daisy chains that never result in success. These people will waste your time.  

I feel it is in the industry's best interest to identify  the culprits who are not ethical or waste time. You can find the Bulk REO Black List HERE,  We are  simply advising others to take caution with the named individuals and companies.

You can consider our blacklist similar to the RipOff Report. 

I challenge the writer of the complaint to identify himself so you can have the full story.
