Wells Fargo Mortgage Certified letter BEFORE pymt came due ?? Calls at 5 days past due? Des Moines Iowa

We have been with WFA since April 2007. Until recently we haven't been able to pay until the 15th of each month (before the late fee is applied). However, we've never received any calls or letters in this time frame.

Well June 2, we received a Certified letter from WFA stating our account was past due. Our payment is due the 1st of each month. The letter was dated May 28th?
WTH?

I went online, to make sure I wasn't going crazy, because we haven't been past due (we may not pay until 15th ) but we haven't gone 30 days delinquent. It clearly stated "Next Payment Due: June 1, 2009".

After the certified letter, comes the phone calls? WTH? Telling us to call the Loss/Mitigation Dept. ARe you serious? I don't know if they changed their collections practices but I don't appreciate getting letters BEFORE my due date, and calls at 5 days past due! WTH?

I always pay my bills on line and I have a pretty usual routine so when I got a phone call from Citibank telling me my payment was late I was pretty stunned. This call came on the third of the month which was a Tuesday or Wednesday, and since I usually sit down on Friday's to pay the bills that come in during the week I figured I somehow made a mistake during the bill pay online process. I told the, "collection" department, who called me, I would check into it. It took me a couple of minutes to realize she was talking about the payment for THAT month, which isn't past due until after the 15th of the month. All the while I was freaking out over what I thought was a missing payment for the month before! When I confirmed with the automated Citibank system previous months payment was received (on time) I called to find out what in the world the phone call was about. I very nice lady told me they had no record of anyone calling me. They don't put accounts into collections before they are due. She did explain to me how on public tax records the name of my mortgage company is public. She said she has heard of
scammers calling people off of these lists and scaring them into making a payment with them over the phone. I checked it out and she was right. My name, address, phone number, mortgage into, tax info was all there for anyone who cared to look. I am thankful I didn't fall for the bogus call but can see how those who might be a little behind on bills might be taken in by that sweet, caring, "Oh I can waive the online fee for you and see about waiving the late fee for you if you make a payment with me right now." Don't ever fall for letters or phone calls. Keep records of your payments and if someone says a payment wasn't received, hang up, call your bank and get a copy of the check or look up your bill pay account. Then if there is a problem you are in the driver's seat and know who you are talking to.

I'm wondering if the repeatedly late payments are racking up some sort of extra interest, or some fee. that you are behind on. Have you called the loss/mitgation department as they requested you to do and just asked what the issue is? If there is a problem you should contact them before it gets out of control.

As for the calls at 5 days past due, your due date is the 1st of the month. You may have a grace period, but the due date is still the 1st and you are late on the 2nd.

you'll see that the banks like Wells Fargo, & others obviously don't have a clue as to how a bank should be operated & managed, correct?

WHY ELSE would these publicly held banks like- Wells Fargo, Citigroup, Bank of America, JP Morgan Chase..... & others need to be BAILED-OUT with TAXPAYER'S money, which is known as 'TARP' ('Troubled Asset Relief Program').

Our entire system in America is FLAWED, just like the many CEO's, COO's, CFO's, Politicians, Lobbiests, Lawyers, Judges.......... & others who don't have a CLUE as to what's REALLY going on in this country, wouldn't you NOW agree?

SPREAD YOUR RIP OFF REPORT ALL OVER THE WORLDWIDE WEB!
