I recently moved out of 5 Franklin Ave, several months ago, after living there for many years. What once once a very nice elegant apartment house has truly become a horror house.  The board members are the most arrogant and nasty individuals you could imagine. The management company is useless and there is no way to get anything repaired. This building is almost 80 years old, and for a long time was well maintained.  However people's greed and lust for power which in this case is a joke has led this building to ruin.   The elevator is a death trap and should be condemned. Besides the horrible constant rotten smell inside of it, it stops on every floor even if you only press one button. And when it stops, it makes a loud bang like a firecraker and jerks you around. People have been injured and the board members ignore this. The intercom system doesn't work either, which is a security hazard. One morning I saw someone had put gum into the front door lock to keep it from closing so people could come in and out at any time.  It stayed that way for weeks. There are people in the building who keep dogs I mean there is nothing wrong with one dog but there are people with 5 or more which bark all day and night and this is a violation of the rules, again, ignored by the board members.  In the last few years there have been rat and roach infestations, rusty water, no heat, garbage problems, broken and rotten pipes, windows falling out of their frames and into the courtyard, leaky roofs and even drug dealing going on from one apartment on the 3rd floor.  I had enough - white plains is a great city and their are many housing options - keep far away from 5 Franklin, until they get the corrupt people off of the board and a properly functioning management company, this building is one to RUN AWAY from quickly!

Reading these reviews a laughable. Truth of the matter, this ex employee who wrote these reviews  was in fact terminated for theft from his employer.  He was arrested from stealing from his family as well!  Definately, a class act. His posts are nothing more than him making a sad attempt to trash this building which he is banned from setting foot on.

What a coincidence I found this site!!  I did a web search looking for the phone number of a friend where I used to live at 5 Franklin Ave and this report came up in the results. I used to live at 3-5 Franklin Ave and it's really a total dump. The hallways have a horrible smell that used to get into my apartment. Smelled like rotten garbage so I went to the management company Hudson and told them, got no response at all. Then I told a guy on the co-op board Carl and he said you must have too much smelly garbage in your apartment because there is no smell. My kids almost got sick from the constant odor. Later I realized it was the old moldy carpet in the hallway. I asked them to clean the carpet or change the moldy part and was ignored. And not to mention the rats in the basement laundry which is one of the most scary places I have ever seen, it looks like a horror movie and roaches all over the place, I mean 1000s of them!!  Hot water was hardly available and came out of the faucets brown and heat was non-existant.  Moldy walls, ceilings, broken doors in the entrance, people sleeping in the lobby, you name it, this is a total slum building. There is a small yard in front of the building which is a hangout day and night, broken glass, evidence of drug paraphernalia on the groud........you name it!!  I am so glad I moved out last year 2 years seemed like 20. The constant parties on the roof and noise almost every day were horrible, nobody listened when I tried to complain.  I always got laughed in the face by the co-op board and the management company.  Nobody in this building cares at all!!  The building is so old and creepy I heard recently it was going to be condemned and demolished.

This person has a vendetta against the building.  I have been living there for a few years now and am actually one of the younger residents.  None of the issues she brought up are actually true.  If there are many parties, I would have loved to have been invited to them.  The building is very quiet.  There is no access to the roof top either, (although it would be a great idea) so her statement of smoking crack on top of the roof must be false as well.  Hot water has never been a problem.  If anything, it has been the best showers I have ever had.  The building is old so there will be times there are issues.  None of which haven't been resolved.  I am very surprised that someone who wanted to disregard the by laws of the building would have the galls to put a posting like this.
