On May 5 2007, Barry Melcher of Affordable Home Inspections came to our prospective home (which is now the home we bought) and did the home inspection. We were present for the inspection. We were first-time home-buyers, rookies at this whole process, and when our realtor Mark McElHaney of Kentucky Homefront Realty, here in Florence Kentucky, suggested Barry as one of our choices for a home inspector, we thought that was saving us time instead of having to search on our own and find an inspector.

Well we were wrong. He did a horrible job of inspecting our home. The very day we took posession of the house, I walked upstairs into the master bedroom only to find that the mirror was smashed in the bathroom! The third day after we took posession of the house we were in the basement when it started to rain, and suddenly there was water all over the floor.

I traced it to it's source (from the water stains on the dry wall in our garage!) and found that there was a hole in our roof! AND another problem we discovered that day is that the venting which brings in fresh air for our gas furnace wasn't installed correctly on the outside of our house so it lets rain come down the pipe and onto the furnace every time it rains, which has started some rust spots on our furnace!

We also have a natural gas leak (on the power company's side not our responsibility thankfully) that he missed in the inspection, even though I told him while he was here doing it that I smelled has and that I wanted him to figure out why - he said he'd get the power company to come out, but never did. He charged us $350 for his ripoff inspection, 50 of which was to go to a termite inspector..we have NEVER received a termite report, he just verbally told the realtor who told us that the house is clear of termites. The roof repair alone was $350.

I want my money back and have called Barry and told him so. He came out to the house to see the roof area and the receipt I have for the repair and said to my face that he'd send off a cheque to us in the mail for $350, which he has never done. What can we do? I don't think getting a lawyer would solve our problem, I am sure we'd end up paying more in lawyer's fees than getting back our $350! Just know not to use this man for your inspection!

As the realtor of this transaction, I worked extensively to help this couple find a home that they really loved. As mentioned by the original poster I provided them with several names of home inspectors that were in the area. I always give my clients several options. You chose Affordable Home Inspections because they gave you the best price. I am sorry that you had a negative home inspection experience, however I feel that blaming me for that is uncalled for especially since you personally chose them. We also did a walk thru prior to purchasing the home. I am not a licensed home inspector, I am a realtor. Your transaction went smooth, you got the home you wanted at an excellent price.

I can sympathize with your situation.
How ever most states require a certification to be licensed and Home inspectors are required in thease states to carry insurance just for this purpose.

In selecting an inspector you should have checked that the certification was not an online test but a hands on.

Most but not all inspectors have a back ground in construction if not beware as far as the realtor you stated this was one of many recommended If the realtor pushed this one I would recommend contacting the realtor licensing board because its a conflict of intrest how ever more than likely you have a non invasive inspection this meens only what can be seen in other words if there where visible signs of a roof leak.

Or if there was water stains on the ceilings the inspector will not move things out of his way open outlets or look in wall cavities thease are invasive, I personally believe to some degree we should I personally use a flare system that can see through walls and spot problems but even than its Guss work and most cliants dont want to pay the extra money.

I am a 25 year retired construction worker and am planning multi certification and agree there are people that do not belong in the business.
I recommend you look over you contract and although I agree it is not right to over look you will discover your inspector was in his rights this doesnt excuse his actions if you know of the orginization he is with report him to them there is a code of ethics.

And he should have tried to at least explain how or why these problems were over looked its just good business.

I seems that you have some legitimate issues with your just bought home. I think that some of the issues should be shared by you.

You should have pointed out the mirror damage during your walk-through on closing day. Water stains show pre-existing damage. Everybody should have noticed and questioned the existing stains, buyers, owners, agents, and inspectors. Since you knew that there was a gas leak, you should have never accepted the home until repairs were done.

At end, the inspector should have pointed out the roof and water damage. You wrote that you had your own real estate agent. It does not seem that they had your best interest in mind. Your agent should have been protecting your investment instead of just trying to make money off of a home sale. The agent should have seen damages and pointed them out to you as well as using those damages for negotiating allowances.
