Beware of Randy Webster and his company (All Credit Real Estate).  Randy markets himself as a caring real estate professional who helps people with less than perfect credit get into a home as a lease to own.  He will promis to walk you through a credit repair process so that within one year, you will qualify for a mortgage on the home you are renting from him.  All seems great for six months until you get a call from Randy seeming to be upset.  He goes into a sob story of how the owner of your home was not paying the mortgage with the rent monies collected and that the homes he has rented are being foreclosed on and he just found this information out earlier that week.  Then his mood changes and he has great news.....He's been talking to a home builder who has several homes unsold and that he has agreed to let you move into one of these homes at the same rent rate. They get you to meet them at the house they picked out that is similar to your current one to view and discuss the details.  They even have a new contract for you to sign ready to go... (All this has been negoiated over the last few days????tip-off 1)

I did a little research into this wehn it happend to me.  Found the registered owner of my house and called him.  He didn't seem to know what was going on and told me he would call me back.  I never did hear from him....  I did get a call from a very irritated Randy stating the the owner isvery frustrated from the situation and that I was in the wrong for asking questions and to never contact him again, that he (Randy) would handle all the details. (tip-off 2)

 

At this point I contacted a lawyer.  Was given my advice..  I sent a letter to Randy expressing my concerns and about the entire situation.  I told him that I was not comfortable with how everything was being presented to me.  I stated that he broke the contracts and demanded my downpayment returned. I also stated that I didn't wish for this matter to escalate further with any legal action but would not rule it out.   

Randy's response.....  You will not get a penny from me.  He proceeded to insult me and my familystating that we were in our situation by our own actions and that we were ungrateful of his attempts to help us and that he was hurt in this deal too. (The reverse guilt-trip play)  He then told me that since I contacted a lawyer for advise, I should never contact him again and any coorespondance has to go through an attorney. 

 

BEWARE OF THIS CROOK.  DO NOT DO ANY BUSINESS WITH RANDY WEBSTER!

This is not his first scam.  Search out MoneyTree Mortgage, Woodstock, GA and read about what Randy did to his own mother!!  His older brother took the fall for Randy and thier mom.  At least one of them has integrity....

I plan on filing a civil suit against him and his company.  I am currently seeking out and building a case with other victims.  If you are a victim of Randy Webster, please contact me through here and let's get this guy!!!

Note to Randy...  I know you will respond in your typical way.  Go ahead and post a bogus rebuttal.  It won't help you.  Everyone can tell when a post is fake....

I would like everybody to know that this is a ridiculous claim against my company and here are the real facts. This is a client who asked for and accepted a lease purchase contract on a house he choose. Fully realized that it was his sole responsibility to repair his credit over the lease purchase time he was given. I personally gave him our FREE CREDIT REPAIR Ebook (which can be found on our website) that contains all the secrets to properly repairing your credit quickly and at no cost whatsoever. This client not only made NO ATTEMPT to repair his credit but let it get significantly worse.

The whole purpose a client enters a Lease Purchase is because they are serious about buying a home but need a little time to repair their credit. To allow yourself to let your credit go from bad to worse and then blame the only people who were willing to help you in the first place says a lot about that client.

Lastly, the fact that the seller who was in no financial difficulty at the time the Lease Purchase was drafted but then much later down the line found his own personal struggles has absolutely nothing to do with me or my company.

In the spirit of good faith I offered to allow this client to move into a brand new house with no money out of pocket and no financial gain to me. Asking a builder friend to do me a favor and take a very big chance on a client who had already proven to not be trustworthy. This was not acceptable to the client for some unknown reason. I washed my hands at that point.

It's important for all to know that in 15 years my company has never had a complaint from anybody for any reason until this client. It's a total shame that a company should even have to address such a matter. We respect all our clients and only want to provide them with our very best efforts. I'm sorry this client is upset and feels he was not treated fairly. I assure you we went well beyond any reasonable expectations.
