Put my faith in V&V real estate and purchased two rental properties which were total junk. Fired them for incompetence, hired Home Encounter who were professional crooks-- (over)charging for thousands of dollars in repairs. Fired them and hired Bay Area Property Management and the endless repairs and overcharges are starting again.
I've dumped many thousands into these houses and still somehow they're complete dumps. I work overseas, am very busy and cannot monitor things directly and they all understand and take advantage of this.
Not sure if there are any honest managers in Tampa but my advice is stay away from rental properties unless you can manage them yourself. I do not have a fraction the amount of probs in my other 2 areas as I've had with Tampa.
The only option for me is to sell these houses for a net loss. Do not trust anyone here-- they will make sure you dont see a dime from your investment.

I should qualify/retract general complaint against Bay Area Property Management. It is not their fault the houses sold to me were in need of such extensive repair, and I have no evidence they seriously overcharged or performed unecessary repairs. I have other minor situation-specific qualms with them, but generally they are honest and fairly professional. They are not 'ripoff report' worthy. I maintain my reviews of V&V (legit criminals) and Home Encounter.

I used to be an investor with V&V or rental4income real estate company. I bought a property from them. The house needed many repairs. I spent and spent money on that crappy house. Under their property management, they did not care about my property. I had to call them many times to look after the house. After closely a year of being poorly mangaged on the house, I sold them back with lost. As part of house sale agreement, CEO Jorge owed me $1200. He agreed to pay me after house sold, but he still didn't pay me. He kept promsing to pay me $1200. After 4 months, he paid $100 and still owed me $1100. I still have to ask him to pay me $1100. Their business ethic is terrible. I already lost money on this investment. Anyone who wants to invest in this rental4income company should read this and reconsider their investment elsewhere.
