Dear Matt,

This letter is to inform you of the misleading encounter with your Mesa office.

First, I was told that I would be able to get a second mortgage, or cash out, to have a pool built -- which, towards the end of the process, they told me they couldn't. Then nothing was ever said or discussed about an adjustable rate, which, I find out after the fact, that's all you do!

The prepayment penalty was never discussed of course, until we were in the middle of signing docs. I questioned the prepayment penalty, which they said didn't amount to much, so I signed anyway. The loan officer knew I was going to refinance after my Chapter 7 had aged to 24 months.

So why the prepayment penalty, which, after my 3 day right to cancel, I found out amounted to almost $8,000. WOW!!!

I knew right then and there that I was being deceived! Don't you think it's pretty poor business practice to withhold information from your client? I do!

Also, there are errors on the final docs concerning my Chapter 7,
foreclosed property, employment history. It wasn't until abut a week ago when I started to shop for a second that I found out how BAD your reputation is!! I know we were taken advantage of. I know we were not properly informed of the details surrounding our loan. ALL information should have been disclosed.

We want the prepayment penalty removed from our loan. If our needs would have been met, not your hidden agenda, I wouldn't even be writing this letter. But no, you had to rush this loan through so your numbers would look good for the month!!

I hope that this matter is taken care of quickly. I need to hear back from someone, hopefully with the answer we want. If
not, copies of this letter will be sent to the Banking Commission, Attorney General, badbusinessbureau.com and my attorney.

ACTUALLY READ EVERY WORD BEFORE SIGNING LEGALLY BINDING DOCUMENTS! DON'T SIGN ANYTHING IF YOU ARE UNCOMFORTABLE WITH THE TERMS.

Everything you complained about had to be spelled out in the documents that you signed. Otherwise, they would not now be part of your legal obligations.

BOTTOM LINE: Ameriquest offered you a service. YOU obviously had a CHOICE to either accept or reject their terms. YOU ACCEPTED! Therefore, the blame for your problems belongs squarely on YOUR shoulders! Don't blame them for your mistakes. Their job is to make a buck. Your job is to get the best deal that you can for yourself. You failed in your job.

Not all brokers rip clients off!!!

I have been in the mortgage industry for 17 years and have never had a complaint or had a client recind the loan. There has been a new wave of companies and LO's that feel that this is the way to make a quick buck. I have seen many of these firms and LO's come and go. The above message states that Brokers can some how hide fee's from clients???

This not true, we are required by law to give notice of all fee's upfront, per the GFE. For young Brent to state otherwise marks him and his roommates as liers and possibley thieves that will not be in the biz for long..musc as Ameriquest will not last the long haul.

I support anyone that turns these bastards in. I enjoy what I do, and I like to think that I help people...I hat eto see my industry dirtied by thses scam artist's..If anyone needs good advice on how to file charges against these thieves...write me . Please note this is NOT an offer to do your loan, simply an offer to help put these guys out of biz.

Brent- Let's talk about Brokers, Salary, AND Commission!!

Before I became aware of this website (thankfully), I ALMOST allowed Brent to use what he thought was smooth, tactful, pursuasiveness, to get the best of me. Sorry Brent, you're just not that good.

You see, I gave the over the phone application to Brent after receiving one of Ameriquest's infamous direct mailings and thought what the hell, rates are low, why not? After giving Brent all the critical information, he PROMPTLY got back to me within the hour to tell me how GREAT my credit was and that the programs Ameriquest offered were not designed to fit my needs....BUT he offered another suggestion/solution.

But first, he had to call me back from his cell phone and not the company phone, because the managers have the ability to tap into the lines at their desks?????

When calling me back from his cell phone, Brent indicated he KNOWS of someone that could get me a great rate and most likely less than half of the closing costs that Ameriquest would probably offer. I'll let you guess who he tried to shuffle my PRIVATE AND CONFIDENTIAL INFO TO...you got it, his roomates, the brokers. So you see, he's making both a salary and a commission because I'm sure he's not giving his roomates that info for free!! After discussing this option with a few cohorts, I was made of aware of this site. Unbelievable, info, and greatly appreciated by all people who have posted, including ex Ameriquest employees (See posting on 01/25/04 regarding the "Broker Shuffle".

Needless to say, I rejected Brent's "Oh so great offer" and went to the bank where I rec'd a 5.5%, 30 year fixed rate loan with no prepay and very, very little closing costs AND have a loan that is only 80% of the TRUE value.

Brent, I suggest you go back to making your meager salary and stay off this website, you're only digging the hole that much deeper for the company that you so proudly represent.

Good luck Brent because you're going to need it!

I AM SURE THAT THIS WILL NOT BE PUT ON THE REBUTAL SCREEN, HOWEVER I WORK AT AMERIQUEST AND EVERY PERSON THAT FILLED OUT THESE COMPLAINTS ARE IDIOTS.. MY SUGGESTION TO THEM GO TO A BROKER. GO TO SOMEONE WHO GETS PAID FOR CHARGING YOU A HIGHER RATE THEN YOU QUALIFY FOR . GO TO SOMEONE WHO ONLY GETS PAID BY RIPPING YOU OFF. GO TO A BROKER SO THAT THY CAN HIDE BACK END POINTS AND PUT A YEILD SPREAD ON YOUR LOAN. EVERYDAY I REFI PEOPLE WHO ARE UPSIDE DOWN BECAUSE OF THE FEDERAL LAWS THAT ALLOW BROKERS TO ONLY SHOW YOU THE FRONT OF YOUR LOAN AND NOT DISCLOSE THE BACK END.. THE REASON I SUGGEST THIS IS SO THAT IN TWO YEARS WHEN YOU FIGURE OUT THAT YOU GOT TAKEN I WILL GET ALOT MORE LOANS DUE TO THE BROKERS RIPPING PEOPLE OFF..
