I am currently the Command Master Chief of the I Marine Expeditionary Force in Camp Pendleton. I have been on uninterrupted active service since my initial enlistment of July-1983. As a junior sailor, I was often given sage advice by my superiors on being vigilant with predatory practices and unscrupulous people whose sole purpose for awakening everyday is to take anything of value that a person has worked hard to earn and never give the impact that such deception(s) perpetrate on the victim and their family.

With all the solid advocacy given and taken about the latter mentioned, one can easily delve into a false-sense-of-security and a mindset of impenetrability from those that hide behind the shadows of dishonesty. Unfortunately the very words I persistently warn my military peers about, came home to roost when I ignored the basic principle of: inspect what you expect! This came about in the form of a Trojan Horse when my wife and I entered into a rental lease agreement with Andra R. Sachs (a.k.a. Queen Andra, Queen of the Jungle, Queen of Green, Lanaland, LLC, and Lanalandon, LLC.) who maintains numerous addresses and postal boxes in San Juan Capistrano, CA; Orange County, CA; Irvine, CA; Zephyr Cove, CA; Costa Mesa, CA; Huntington Beach, CA; Westminster, CA; Newport Beach, CA; Signal Hill, CA; Newport Coast, CA; Hermosa Beach, CA; and Ranch Palos Verdes, CA.

On February 28, 2011, my wife signed a lease with Andra Sachs that included $3,300 (first month rent, security deposit, and pet deposit) for the property located at 596 Wilson Avenue, Perris, CA 92571 in the County of Riverside. The lease term was March 1, 2011 to February 28, 2012. The propertys record owner is LanaLand, LCC, however, during the processing of our lawsuit against Andra Sachs for failure to return our security deposit, our attorney discovered that LanaLand, LLC was non-existent and was used by Ms. Sachs as one of her many gopher tunnels that mask her elusiveness, her difficulty to be located, and her way to thumb her nose at the judicial system by being a deadbeat miser that blatantly refuses to pay judgments levied upon her by the court that to date she owes us: $7,873.88 that was entered by the Honorable Dennis A. McConaghy on October 18, 2012 at the Riverside Superior Court under Case: TES1200850 Polanco vs. Sachs.

I arrived to Camp Pendleton from my deployment on March 5, 2011 and my family (wife & infant son) flew in to San Diego on the same day. We visited the property on Wilson Avenue the following day, and at first glance I knew we had made a HUGE mistake. The landscape was extremely overgrown and the grass was completely brown with patches missing. The shrubs and palm tree fronds impeded our ability to get into the house through the front door. Another red flag was that there was nobody there to meet us or let us in. After looking around for a way in I inadvertently stumbled on to the front door key that was left above the front door molding.

Upon entering the house, we (my wife, our infant son, and myself) were appalled by the stench, filth, and nails still attached to the wall. My wife immediately contacted CA-Realty and left numerous messages that went unanswered. Continuing our walkthrough we noticed that the kitchen had been left in a state of uncleanliness, and the stove & countertops displayed the virtual dinner the previous tenants had consumed looked exactly the same as the last dinner the previous tenants had enjoyed prior to vacating the property that included: shake & bake pork chops, potatoes, macaroni and cheese, mixed vegetables, and Pacifico beer.

I contacted the owner Andra Sachs who by far is the most belligerent and condescending individual I have ever encountered. Upon leaving a voicemail on Andras phone, she sent my wife an email on March 9, 2011, that she lives two hours away from the property and that we were to take care of the small items because she lived too far away. Andra repeated the same on several occassions.

Furthermore, the pool filtration system could not be turned on and rendered the pool unusable. Since Andra Sachs had asked us to take care of the small things and she would reimburse us after producing receipts, we paid a certified pool maintenance man $780.00 to service the pool and get it running. Also, after turning on the main water source valve to the home, the pressure caused the primary valve to dislodge causing massive flooding in front of the house. We turned the main water off leaving the home without any water. In order to restore water to the property, we paid for an emergency repair that totaled $350.00. Likewise, Andra had stated that the house had been professionally cleaned, and that she would send her cleaning lady back out to the house if we were not satisfied. We reassured Andra that no cleaning had occurred and we waited three days of no communication from Andra before we hired a cleaning crew for $350.00, $50.00 for a mailbox key, and $75.00 for window screens. When we presented Andra with our out of pocket expenses of: $1,605.00, she combatively state that we were ripped off and that it was all too expensive. She only authorized a $300.00 reimbursement via a rent deduction in May 2011.

On June 6, 2011, we notified Andra Sachs via email that several pipes in the pool system needed to be replaced because they were warped and leaking. We provided Andra Sachs two separate quotes, but she stated that she would handle it. After several emails to Andra requesting a status for the pool repair, we received an email from Andra on June 23, 2011again stating she would take care of the pool. My wife immediately responded by asking her to elaborate on her definition of going to handle it to, which Sachs did not respond. On June 27, 2011, my wife sent another email to Andra letting her know that the leak in the pipes had worsened and with no intervention, the damage would be severe to the pool. After no response from Andra after numerous request for repair on July 5, 2011, we went forward and had the pool repaired on July 9, 2011.

On July 18, 2011, we notified Andra that the air conditioner in the property had stopped working. We also notified Ms. Sachs that the temperatures were forecasted in the 90 degrees for Perris and that we had a nine-month-old child in the home, which Andra was very much aware of. Upon not receiving any reply via email from Andra, I called her on July 18th, and she provided me the name of a repair company she utilizes on her properties. I was informed by the latter company that they do not service the Perris area. I relayed this information to Andra, and she requested that we obtain a technicians quote because she was out of town on vacation in the state of Washington. On July 20, 2011 we obtained a technician that provided us with three separate quotes. We emailed the Andra the quote, to include us telling her that the previous night of July 19th, temperature spiked to 92 degrees on the bottom floor of the house. I also informed Andra that because of the heat, our child who is normally quiet, was hysterically crying non-stop and refused to eat or sleep. My wife was force to sit in one of our vehicle with the air conditioner on for hours so the baby could sleep and eat. During part of the day, my wife was forced to go to the neighbors house and remain there using her air conditioner because our home was unbearable.

On July 20, 2011 @ 6:25 p.m. I once again called Andra to see what she was planning on doing about the AC. She asked me to go to Lowes and purchase an air conditioner, to which I replied that I did not have the money and needed this matter taken care of immediately. I even asked her if she could put us up in a hotel until she can get a technician out to the house that satisfied her price range for repairs. She told me that: Listen, just go buy the air conditioners! I dont have the money to put you in a hotel room, and theres nothing I can do for you until I get back from my vacation! I replied that this was not a matter that could wait. She needed to do something to accommodate us because shes a landlord 24/7/365, and those responsibilities are not excused during periods of vacationing. She then raised her voice at me and started to shout at me that California Law states that providing air conditioning in a home is not a mandated requirement and hung up the phone on me. This was the last time heard from Ms. Sachs until we sued her in Civil Court and won both times (initial trial and Andra Sachs Appeal).

We moved out August 1, 2011, and in October-2011 and Andra Sachs pulled the same bait & switch game on a young pregnant couple at the same Wilson Avenue home. They too face a myriad of repairs and problems with Andra. They too broke the lease after the home became rodent infested, and Andra refused to provide extermination services unless the incumbent tenants told the exterminator that the root of the mice problem were derived by the way we maintained the house, and have that technician put it in writing. Come to find out this was a ploy to discredit us in court, as Andra had been located after several months of searching and subpoena to appear in court to answer our complaint.

My wife and I have spent more in attorneys fees than what we would get back if Andra Sachs ever pays us back our $7873.88, but being dual military veterans, my wife and I were not going to allow someone so blinded by greed, stealing, lying, dishonesty, and proudly living narcissistically, someone has to stand up to them and not let their wealth intimidate you.

DO NOT RENT FROM ANDRA R. SACHS (a.k.a. Queen Andra, Queen of the Jungle, Queen of Green, Lanaland, LLC, and Lanalandon, LLC.). It's very disheartening to know that Andra Sachs lost her son at an early age, yet shows little concern for someone elses child or family. If anyone could assist my wife and I to recoup our judgment from Andra Sachs, we will forever be indebted to you. Also, please put the warning signs out about not dealing with Andra Sachs under any circumstance. God Bless!

Andra Sachs, Queen Andra, Queen of the Jungle, Veryhappytenant, or Norman Bates' Mother, whichever Dissociative Identity Disorder woke up on both sides of your bed this morning, I will address you as a group to ensure that there's no perception of favoritism for one over the others since equal opportunity applies here. Since you closed out your initial post authored by that jubilant and vivacious "veryhappytenant" that appears to know SO much about my wife and I by characterizing us as: "watch out for these two con artist," permit me to posit a few concrete facts that have substantive foundation, rather than alcohol induced rhetoric from a snake-oil sales-old-woman who wears pigtails and Jerry Springer female guest dresses:

     Ms. Andra Sachs, a former client of this firm, and self proclaimed Queen of the Jungle (see
her September 15, 2010 email http://www.shbllp.com/Shared/email.pdf)
, is the subject of an adverse judgment in favor of the firm as a result of her on payment of fees and costs.

     In true Andra Sachs fashion she simply attempted to leave yet another law firm in her trail and stated she would not pay the bill because she didnt have the money. (Please note that the subject of our retention started with the defense of certain claims surrounding her receipt of approximately $9 million a few years ago; hardly someone penniless or unable to defend herself in any matter).

     After repeated unsuccessful attempts at challenging the binding arbitration award, and the dismissal of her appeal following entry of judgment in favor of our firm, Ms. Sachs decided that her best and only option at this point is to do whatever she can to defame the good character and
reputation of this firm and those members of the firm that have taken steps to collect the monies owed.

     This firm takes these specious allegations very seriously and is taking these steps to inform the
public of the true facts regarding this matter so Ms. Sachs understands that these improper tactics will not benefit her in any way vis a vis avoiding her responsibility to pay the monies she owes this firm. The firm has never done anything unethical or illegal during its representation of Ms. Sachs or during its
collection proceedings. The above posting, most likely by Ms. Sachs, lacks merit.

     Ms. Sachs has claimed this is now a matter of Sampson and Goliath. Although we assume
she meant to refer to David and Goliath, her mistaken characterization is more accurate. She is a very wealthy woman with a very sophisticated estate (asset protection) plan created by very sophisticated lawyers (Riordan & McKenzie).

     CONCLUSION":  The bottom line to this issue is that Ms. Sachs is used to bullying her way through attorneys, and the self-proclaimed Queen of the Jungle is frustrated by two things: 1) the fact this firm will not tolerate her repeated lies and gamesmanship to avoid paying what she owes, and 2) the fact that arbitrators and judges refuse to believe her repeated lies. Simply put, this is not a matter of unethical conduct by the firm or any of its lawyers. Rather, it is a simple fee dispute with a former client that refuses to accept the advice of her current counsel to accept responsibility
for her actions.

     Andra R. Sachs owes the state $1.15 million, most of it from profits on selling $9 million of Flashcom stock 11 years ago, according to court documents. Sachs has appealed the Franchise Tax Board ruling, contending she lived in Nevada when the stock was sold.

     Andra Sachs isn't a stranger to the courts. She's been involved in two defamation lawsuits
and has been repeatedly cited for not keeping her dogs on a leash and for building-code violations. In 2009, she was listed as a co-defendent with Bradford for violating zoning codes. Her divorce from Bradford was finalized in Orange County Superior Court in 2010.

     Plug-In Supply said it terminated ties with the Sachses' company "after they breached our partnership agreement by not paying suppliers, cheating dealers and shipping poor quality product," the
website reads.

     Sachs has plenty of company on the deadbeat tax front. Over the past year, Californians skipped out on $6.5 billion in state personal and corporate income taxes, a sum that would make a huge dent in the state deficit, officials said. Another $1.4 billion was owed by retailers who typically failed
to pass along sales taxes paid by their customers.

The facts of this article are true. Andra Sachs is the biggest liar, cheater, and criminal
in Orange County. I know she never lived in Nevada. She only bought a house in
Nevada for the sole purpose. Tax fraud is only part of what she is capable of
doing, She also does insurance fraud and money laundering. Do not do business
with this woman. She is ruthless.

Andra Sachs, now that we've parted with the formalities of exposing your pretentious (yet another) alias of "veryhappytenant" with the facts of the matter like we did in court multiple times when you could not keep your story and myriad of lies straight and buckled under cross examination by the "non-working, twinkie-eating, overweight tattooed wife" during the hearing. Let me address the second half of your split personality "dumbasspolancos!" since it's very transparent that you are extremely deficient in the content of literacy and expression by your impulsiveness to articulate your IQ through the demented hurling of insults about people's physical features like an undisciplined/uncultured/impudent child, let me attempt to enrich your ignorance by sharing some basic character traits that would have been normative in the classroom setting if you only took the time to look at the world through someone else lenses, rather than expending energy on how you're going to misappropriate it from them as your own.

Your shallow characterization of my wife is so entertaining that I'm still trying to compose myself from laughing hysterically. Why you may ask? Did you look in the mirror before you presented yourself in court? Did you take the time to ask your docile-obedient-puppy of a husband (a.k.a. "your accountant") if wearing a tight, above the knee, spandex dress really compliments someone 50+ or maybe even inappropriate for court? The snickering and comments that you may have overheard in the back of the court when you and "puppy" walked in were not the echoing Santa Anna winds, but the citizens that were sitting in the court having a pretrial laugh at your expense. Now if you did consult your "accountant" about your attire prior to arriving in court and you still managed to show up looking like a hung-over pole dancer attempting to relive her long abandoned youth, then it's true that ignorance is bliss and love is blind (thankfully for him)! Or maybe "puppy" should have paid closer attention and scrutinized your appearance with a critical eye rather than generating last minute fraudulent Microsoft excel spreadsheets with false incurred damages data that contained incorrect spelling, different fonts, erroneous calculations, and if you're going to plagiarize legal terminology, you may want to inform "puppy" to use the manual of the American Psychological Association (APA) 6th edition.

Andra, you can continue to repeat all the same lies that you told two independent judges in two different hearings in this forum, but I will let you in on a little secret: saying it over and over will not make it so, or convert itself into the truth. However, someone like yourself that apparently has more problems than a math textbook, would never grasp the concept of being forthright, righteousness, and scrupulous.

Henceforth, your tirade of insults only lends credence as to why you're now a lonely old woman, living in a large home mooching off of the "Decent, hardworking Americans" you fleece so enjoyably.  So go back to drinking your alcohol, and having arguments with yourself that can be heard on the street over your barking dog.

Also, this whole may-lay started over a $1300 security deposit that you refused to return to us, and which you failed to give us written notice about because this has been your pattern with all your previous tenants. It has now turned into an $8000 judgement and BENCH WARRANT against YOU because of your lack of respect and defiance towards people, the court system, and the laws that bind you as a landlord and a tax paying citizen. Understand something and I'll make this perfectly clear, the Polanco's are not going away. You are an arrogant bully that takes advantage of those with lesser means, but you have now come across two military veteran "hillbillies" from the "East" coast that are NOT afraid of you and will continue to keep you in our grip as that of an unrelenting pit-bull. 

So if you want these "scumbags" to move "back to their Midwest hick town," we will gladly drive through there (since we've never been), once you pay up your $8000 debt and I will even buy you a bottle of your favorite moonshine so you can scream at yourself or your husband, or maybe even both simultaneously!!!!!!

First let's just start with the fact that the Polanco's did not, have not, nor will not hide behind false names or titles such as the "Employee" or "Ex-Employee" that decided to forever immortalize their lies and defamatory comments for the world to see.  I should say "Thank you" because again, you have only given us more evidence to be able to use against you when this case goes back to court.

The second fact we can delve into is the Riverside County Superior Court case TES1200850.  That public record will show that the Polanco's did in fact sue Andra Sachs (AKA VeryHappyTenant & DumbAssPolancos) and were awarded $8,000 in damages. 
Fact number three; Polanco v/ Sachs has been on the court docket five times with the Polanco's emerging victoriously each time.  The latest hearing on 21 Feb 2013 ended with a Bench Warrant being issued for Andra Sachs for failing to show for court yet again. Fausto is a highly decorated Military man of 30 years and Amie is a veteran of Operation Iraqi Freedom with 10 years of service herself. 

In closing I would like to comment on the so eloquently penned comment by "DumbA**Polancos" that reads;
"Fausto and Amy Polanco are liars, opportunists, cheaters and an insult to decent hard working Americans like us."  So Ms. Sachs, please tell me just how hard you had to work to make it to Number 43 on California's list of delinquent tax payers or how you could have an Abstract of Judgment of $79,740.40 for another case in which you lost or the myriad of other complaints one can find on this very website simply by searching "Andra Sachs", "Jungle Motors", "LanaLand", "LanaLandon", "Queen of Green", or my personal favorite "Queen Andra".  With so many aliases it makes one wonder just what it is you are trying to hide from.  I simply ask before you receive your wish of having the Polancos exiled from the state of California that you pay us our $8,000 and find something better to do with your time than troll the internet looking for what new complaints have been sited against you.

I am a first-hand witness to this entire ordeal.  The facts are as follows: The Polancos paid 4 months of rent at $1,300 per month.  I prepared the lease and verified the rent payment amounts.  After 4 months of a 12 month lease, they left the premises a complete mess because the air conditioning unit "broke".  The landlord was in the process of restoring the unit with a brand new A/C when the Polancos left after 3 days.  They had the audacity to sue for $15,000.  Let's do the math, $5,200 in rent and they feel they deserve $15,000 because the air conditioner "broke"?  We feel that they broke the unit themselves so they can sue for an exorbitant amount of money.  These sycophant hillbillies then preceded to sue for over $10,000 for a "broken" A/C unit.  Tenants like these are every landlords worst nightmare.  Fausto and Amy Polanco are liars, opportunists, cheaters and an insult to decent hard working Americans like us.  Fausto claims to be a military serviceman and hides behind his uniform.  These scumbags should go back to their midwest hick town and stay out of California.  

Instead of maliciously suing innocent people, Fausto should send his non-working, twinkie-eating, overweight tattooed wife out to get a job and off of welfare in lieu of searching out innocent victims to sue.

Fausto and his fat tattoo'd wife Amy rented the property site unseen through a rental agent named California Reality. When they arrived, they met with the rental agent and never ever met Andra Sachs. They moved in to this riverside property that was a 3 bedroom home rented for $1,300 /month in Perris. Since they were not smart enough to ever check out the area or even view the home before signing a lease... They got what they paid for. They met with the rental agent, California Reality, and moved all of their belongings in... After four months they made several demands from the agent. They also expressed that they were not satisfied with the neighborhood. They broke the lease with the reality company after four months using a myriad of lies. Instead of going after the property management company, they lied in court and posted even more lies on Ripoffreport.com.

These people are opportunists and fabricate stories to sue innocent people that had nothing to do with the lawsuit. Their issues were with the real estate company and nobody else. After they lived there for four months, they broke the lease. The law states that normal wear and tear on the property sometimes requires necessary repairs. The tenant is required to give proper notice to property manager and allow property manager to fix these issues in a reasonable amount of time. These unscrupulous tenants did not do any of the above. Instead of having the air conditioning fixed, they moved out three days after it broke even though property manager offered to pay for a temporary unit until permanent one can be installed. These dishonest tenants instead chose to move out and sue all unrelated parties for cost of move, rental increase on new home, and inflated damages. Fausto went into court in full military garb and lied to the judge about several issues including trying to get the judge to reimburse him for a day's pay from the service. The judge saw right through his nonsense and knew the military had already paid him for that day and he would be double dipping. He and his wife did not like Perris and moved to a different town while using multiple lies and excuses to break the lease. When they found out they couldn't sue the property management company, they went after people that had nothing to do with this case. The Polancos lack honesty and integrity.
