Arizona Investment Link is a full service real-estate brokerage company specializing in helping buyers find their dream home and sellers who want top dollar for their property on the open market. Arizona Investment Link specializes in the fix and flip technique for global investors in the Phoenix Metro real-estate market. Jason and Jennifer LaFlesch have been in the real-estate business for twenty years each with a combined experience of forty years. They have serviced the Phoenix Metro market place during their whole real-estate career.
Leads for this company are acquired through radio, website, and referrals. Mr. LaFlesch hosts two live radio real-estate talk shows for the past ten years. The stations include 1510 AM and 99.3 FM, which has generated beneficial leads for the company. Arizona Investment Link has an information website with ArizonaInvestmentLink.com, which generates leads from visiting customers. Lastly, prior business with customers and the longevity of the business generates a large referral lead base. The sales process as it relates to the client is individualized for each customer. “The sales and service process is individualized for each customer since each property requirement is slightly different for buyer, seller, or investor” stated Mrs. LaFlesch. The process starts with a legal contract where the company completes the paperwork for the customer. The company follows the step-by-step contract process by making sure the inspections are completed, notices are sent, and appraisals are completed in a timely manner. Arizona Investment Link does not deal with very many complaints but they are bound to happen. The following complaint is very rare but is an example of one this company has had. A client selling their property wants a price they believe is a fair market value. The property is listed on the market for the fair market price, which a buyer agrees to buy. During the sells process an independent third party inspector and appraiser will validate the selling price. If the value placed on the property is lower than what the seller and buyer agreed upon, the banks would only finance the lower appraisal value. To help facilitate a sell we advise the client to lower the price to the appraised value. The client is not satisfied with the lower price recommendation even though it is out of our control. As stated before Mrs. LaFlesch ensures “this type of complaint is very rare.” Recognizing the onset of the problem prevents it from ever becoming a problem. Communicating with the client during the sells process lets the client know what they should or should not expect. Explaining why and how the process works also resolves this issue. Providing clients with options helps them prepare better to increase their appraisal values. By never letting the issue turn into a formal complaint, this makes clients happier. The clients understand the company is working for them not against them.
A complaint posted to Ripoff Report referred to a customer who did not feel they received the services they were promised. To ensure their customers are receiving the best service possible, the company explains the process to all clients up front. Now…grab that large list and drill down to the 50-60 foreclosure properties that appear to fit in your budget due to their posted opening bids.
OK, now it’s time to drive all over to preview each potential property to make sure it’s not a total train wreck. Don’t forget to peek into the windows and jump the 6 foot block walls-you need to see the backyard. Just bring some fresh meat in case you come face to face with a 150 lb. Doberman/Pit Bull mix. Oh, I almost forgot…if you hear the cock of a shotgun, you may want to move on to the next property-quickly.
Great… you’re back from driving 50 properties and you’ve still got plenty of time to research and financially evaluate each property…don’t worry if you’re off by $10,000, you weren’t counting on that profit anyway. Tax records often show inaccurate information such as; 3 car garage when there’s really a 2 car. So what if the County reports the home as 2100 square feet but the home is really 1810. That’s approximately $15,000 to $20,000 of value that you might pay for but won’t get back.
Once you’ve established retail value and a reasonable wholesale price, now you’ll need to perform a title search. Why? What if you’re bidding on a second mortgage or line of credit? You’ll be the winning bidder on a worthless mortgage that will get wiped out by the 1st mortgage lien.
Wow, you’re exhausted! Perk up, the day is just beginning. Now it’s time to pack a lunch, plenty of water, and sunscreen. You’re about to head down to the county courthouse to bid against other savvy investors for your selected properties.
Fantastic, you’re serenely parked at the courthouse getting light-headed from all the chaos and you find out that half of the homes you intend to bid on have been withdrawn from that days auction-happens all the time.
I hope you haven’t forgotten your $10,000 bidding cashier’s check. Have you checked in with the proper auction (there are simultaneous auctions at the same location), with hundreds of properties being auctioned off, hopefully you didn’t miss your property’s call. Are there other bidders going after the same property that you are? With all the chaos and excitement, have you exceeded your maximum bid? It’s done every day! WHOO HOO! You got the house!
Great, now cough up that ten grand you’ve been clenching. Oh, by the way…you need to come up with the rest of the CASH by tomorrow at 5:00. That’s right…CASH. You could get the money from a “Hard Money” lender at 18%-20%. What’s a little “juice” among friends? Jason LaFlesch FRAUDSTER - bankrupt 2012 Loser and Poser gilbert Arizona
Jason LaFlesch is the biggest poser on the planet. He doesn't own the home he lives in,,,he has almost a dozen shell corporations including something called Costa Rico Power Team - defunct - defunct - defunct. Every corporation he had a tie to during his bankruptcy was tossed aside by his trustee as WORTHLESS. He claims to have done 650 property rehabs in four years - really - with what size staff or subs? Impossible - I'm in the business and that's impossible. Besides his little remodeling business only incorporated in January 2013. So what is it? 650 since 2013 or is it really like maybe a few?
During his bankruptcy he refused to surrender his cars as ordered by the court and the trustee had to force him to do it. Claimed his Dad bought the cadillac and sold it - typical debtor dodge. He bankrupted over $4 million dollars in unsecured claims - probably people he took deposits from to buy real estate and he didn't perform. His file at maricopa county superior court is long!
As with every con artist - he comes across as sincere and well to do. Don't kid yourself. And on top of all that his "qualifying partner" in the remodeling business had a foreclosure too! And on top of that Jason isn't even a member of his "arizona investment link" con - his wife Jennifer is the only functioning member.
There is nothing that Jason touches that doesn't have some kind of stink on it.
