Jim Canale had a smile from ear to ear in the mid-late 2000's baby!He ain't smiling no more, no more, no more, no more!

He was foreclosed, fled a luxurious condo because he could not pay the rent, can't get a line of credit, sued for not paying his bills and got busted for not paying alimony and child support.

Still think he is America's cash flow expert? Next time he tries to sell you something tell him:

I looked up Canale on the internet after I started receiving emails from him with an invitation to his new scam:

I found out that he did indeed get busted! The Mugshots.com page does not lie!

Looks like Canale and Hurst are both broke and looking to play the numbers game for more suckers!

I took the Real Estate Riches Course and Jim Canale and Joe Hurst were the dudes who took my money and held the classes. I received emails from Joe Hurst over the past 6 weeks. I did a Google search for him and Canale and I seen this report.

I don't know nothin about court stuff but I found out that Hurst got on of his properties foreclosed last month. This explains why he needs money.

Hurst and Canale don't appear to be boys anymore from what the email said:

My name is Joe Hurst. You may have seen my name associated with Cheap Ass Real Estate & Real Estate Lifestyle.

I am now independent of Cheap Ass Real Estate and finding deals for investors with a team I have assembled.

We currently have a few deals that are available for immediate pickup. Those with cash can see better pricing but those with financing are welcome also.

We have a property that had a small fire in the master bedroom. And the place needs fixing up but you can have it for cheap, cheap, cheap. It rents for $575 to $600. And will cash-flow with almost nothing invested in it.

I wonder what life is like now for Jim Canale. He could not pay a line of credit, his house was foreclosed and he vacated the luxurious 640 Lofts in Center City because he could not make the rent. I wonder if he went to a bar and had one bourbon, one scotch and one beer! 

I wonder if he had another round when the plaintiff's attorneys and debt collectors showed up at one of his seminars to collect. We know one thing - he can't afford to hire George Thorogood to play at his seminars! Canale ain't so bad to the bone anymore!

At least the tenants at the 640 Lofts don't have to look at his out of shape carcass  by the pool and in the yoga room anymore!

That's right Live That Real Estate Lifestyle fans - Jim Canale vacated the premises at 640 North Broad Street and got sued by his landlord - and lost! The landlord even had to obtain a Writ of Execution to recover the debt at one of Canale's real estate seminars! How embarrassing this must have been for the real estate guru who defaulted on a line of credit and had his home foreclosed!

Take a good look at Canale - he is the poster boy for real estate investment scams! My oh my how he crashed and burned!

Have some cheese with that Whine

I'm not going to waste my time taking jabs back at you. That would be beneath my white trash values. By the way how do you know I'm white? However, I would just like to make a few points:

1. I have access to $30K because I went out and found away to get it instead of sitting around sulking. I don't have great credit and I certainly didn't have a lot of money starting out. However, I did have the drive to find good deals and attract investors to partner in these deals. They provided funds and I provided the sweat equity. Anybody can do that. Why can't you? If they didn't want to partner on the deal then I wholesaled it.

2. Even an illiterate dope like me with bad grammar skills can make money in real estate. Only in America can you take old re-packaged information and become successful with it.

Can you really look at yourself in the mirror and say you did everything you could to try and become successful in this business? I'm not going to say its always easy and their aren't bumps in the road. But I haven't encountered any other vehicle where you can make this much money with little risk and no capital.

Canale was in the business of selling hype. How many times did he tell people: "If you have bad credit you can always wholesale".

A person with limited income does not have the ability to obtain a home a flip it. Obviously you have other funds to tap into. A person with poor credit who is waiting tables could not possibly do what you did - even with a hard money lender. Not to mention, it is much tuffer to go stated.

Canale took advantage of people with very limited means and put them in a bigger hole than they were already in. He is a big fat slob who made his money packaging old information.

I agree that is a strong statement to make to your member base. But what does this have to do with Jim Canale? He is no longer part of the organization. Now you're just grasping. Again, how does this affect us as investors and members anyway?

Since my last reply I have closed on a property in Brewerytown for $83,000. I have to put $30,000 in repairs into the property. The one a few doors down just sold for $170 last week. Thats $57,000 in equity right off the bat. I wonder why myself and so many others are able to do this but you can't? If you spent half the time working on RE that you do griping you might actually be successful. But it will never happen because you focus on the negative and things that don't matter. Why don't you actually give a response instead of just copying and pasting form the wesite. Tell us why your a failure and its everybody else's fault.

Couldn't disagree more

Jack,
I went to Jim's classes in August of 2006. I have one rental property and I am rehabbing another right now. I have wholesaled three properties and flipped two. I have made over $50,000 and I own one positive cash flowing property with another on the way. I could not have done any of this without those classes, the network, and the mentorship provided.

That being said I believe that RER has room for improvement. Now would be a great opportunity to improve the website, events, etc. with the recent shake up in the company. There are many who believe Jim was the heart and soul of this company. Especially anyone who has heard the radio shows since he left.

As a member Jim's departure doesn't effect me nor should it effect anyone. Everything we learned remains the same. I don't know Jeff or Jim well enough to decide who is right. And for the most part I don't care. As long as my member privelages remain the same.

But to slam Jim on the internet is wrong. My friend also took the course with me and hasn't made a dime. Why? Because he is lazy. He went to the same classes I did. The member forum is all you need to see that there are hundreds of succesful investors profiting form Jim's knowledge. If you're not making money you may want to look in the mirror before you start blaming others. Those making money have taken action while those who have not are watching it pass them by.

By the way I did all of this without using a dime of my own money.
