Atlanta All Good Realty is a complete rip off.. 

We found the listing on Craigslist. It told us to text for more information on the rental property in Lithonia. We text and he gave us the lock box code to get access. The whole time he is telling me that the "owners" are looking for a tenant asap. Despite the pest control problem we fell in love with the house. We submitted an application and there is where the problems started. 

1.Originally online states $1295 rent and $1295 deposit and $65 application if you do it online. Well, Tian/Toa said it would be $75. (We paid it) Once we was approved he said the deposit was not $1295 it was $1600 and it was a typo on the website and that the extra $305 was for the admin fee. 

2. Before sigining the lease we gave him a list of items that needed to be fix BEFORE we moved in. He agreed. However when we arrived nothing was done. The refridgerator even had mold and rust in it. He said they they were going to do the repairs with the deposit that we gave them THAT NEVER HAPPENED 

3. We orignally requested a mid month move in. He said the "OWNERS" wouldnt take it off the market unless we moved in within 5 days. (Yet they had our application fee and application that said mid month move in) 

4. The lease said that we have to pay $250 to REKEY the house (when we move out, subtracted from the security deposit) but when asked if we would be getting new locks prior to move in he said he couldnt do that. 

5. After moving in (still being hopeful) we asked when the fridge would be clean. His response was "tenants usually clean up when they move in".. uhhh no.. not mold, mildew and rust. He then offered a $30 rent credit to clean it. We refused. He then had the maintance man come and clean it. It took 3 hours to do so. 

6. We discovered that when the A/C unit cuts offs it creates a huge leak that drips from the ceiling. Causing water stains and wet moldy carpet. 

7. Garage doors didnt work and they decline to fix it. 

8. Gas Stove/Oven thermosat doesnt work. Therefore anything in the oven burns to a crisp in 5 mins. They decline to fix it as well. 

9. You can never speak to anyone (even though his English is not the best) you must text him. Whenever we asked a question about a repair we get the run around or we are told they dont have to fix it. 

10. The siding is seperating from the roof and they dont want to fix it. 

11. The front door had extreme water damage and looked as though it was kicked in. We asked about having replaced and it became quite difficult to get them to aggree. 

12. We asked for a corporate number and was given the run around. 

13. We found out they they are the "owners". 

14. Once after submitting a repair request we were told that if we are going to have all these "issues" they we can just move out. ( He would say this after paying for utility transfers and a moving company) 

Moral of the story... DO NOT RENT from Atlanta All Good Realty. They are extremely unproffesional. They have sub standard appliances and do not want to fix basic simple repairs. They simple want your money and dont want to keep up the properties. I didnt find the reviews until after I moved in. :( This has become a nightmare. Currently seeking an attorney to assist us with this poor landlord. 

We are good people who pay rent on time and want a fair landlord. We have not gotten that and everyone should beware of this foolishness.

Torre L Davis Dose Not Pay Rent

Torre L Davis, the renter, had lived in our house for a year now.   He did not pay his rent, and after our repeatitively warnings, he fled in August 2014.  The house was left excessively filthy, trash was in the kitch, bedrooms everywhere.   It had taken us three weeks to clean up, trash out and get the house ready again.

During the last 12 months, we have received all types of excuses in order not to pay rents.  He even used ripoff report as a tool to intimidate and ripoff us.  This issue is becoming a legal issue.

 

Becareful People.  Hope you can benefit from our experience and do not run into any scoundrel tenants.

It is not right to use the internet as a tool to intimidate others.

Not everyone uses the internet to voice the truth.  Some people use it as a cheap quick way to destroy others good reputation which takes years hard work to build.  I'm writing to respond to Torre Davis, the tenant's complain to provide my side of the story, hopefully can provide you a better picture.

I am a property manager. my job is to carry out the lease agreement.  However, this is the most challenging lease to carry out so far in my career.  Additionally, as a property manager, I was blamed for surprising things, such as utility connection issues with utility companies, fights with his wife or girl friend or weather or temperature.

Before Torre Davis moves in, some power companies refused to provide him power because power companies have their own qualification criteria such as credit history, past experience with the customer etc. etc.  Torre called me and Mark multiple times and vent his anger on us for his failure to get power from the power company.  I recommended him a whole long list of power companies. Even though the lease states that tenant's Utility connection is the tenant responsibility, but I had gone extra miles to call multiple power companies.  He was finally able to get power connected with one of the companies. But I don't feel his gratitude at all.  In stead, he was angery at us on unsuccessful attempts to connect power.  I felt he was trying to force us to let the power stayed under our name.

The lease states that the appliances are provided for the tenant's convenience.  They can choose not to use them, or use them, but it is the tenant's responsibility to take care the appliances in case there is a repair. But he screams, yells, over the phone, called us every 5 minutes asked us for new appliances while the lease states it is his responsibility take care of the appliances.

The lease states that it is the tenant's responsibility to pay gas bill, but I was contacted for paying the bill after he has been 5 months into the lease.

We received request to fix the heating, and our technician thoroughly inspected the heating system and found it is working properly without a problem.  When our technician calls to explain to him the inspection result, he doesn't answer his calls.  Instead he insisted our technician is not "real". He requested to find a "real" technician.    The techinican we sent has years education and experience, and excellent records but was regarded not a real technician. I don't know if only those who agree with him are "real" technicians.

It was challenging to manage someone who doesn't want others to lease from us while he himself is leasing from us.  It was challenging to manage someone who wants to move away from the lease agreement he signed.  It was challenging to manage someone who doesn't have any respect to others.  

I'm responding to Torre Davis' ripoff report because it allows people to know not those who wrote a complain report online are always right, and those who are on the ripoff report are always wrong and bad.  It allows people to know that it is not right to use the internet to harm other's business reputation.  It is not right to use the internet as a tool to intimidate others.

We will stand up for our reputation.

I had a tenant likes to whine too.  He complained the similar things: He complained about Appliances when the lease clearly states appliances are not covered. He complained about his utility bills when the lease clearly states he should pay utilitiles. He complained about AC not working when multiple AC professionals say no problem with the AC. He complained about the heating system not working when multiple licensed technicians say no problem with the heating system.

He complained about mold when experts from lab tested and indicated no mold problem. If he has not complained about the above listed, he will.  Believe me.  He does not want others to rent for Atlanta All Good.  Why is he renting from it? There are people in the world who likes to whine and complain about others to destroy others reputation.  Consider to find a lawyer bringing him to justice.

Atlanta All Good Realty has taken good care of me and the house for many years. Very professional. I don't want to move.  If I move, I'd rent from them again.  Many thanks to Atlanta All Good Realty's hardwork and excellent services!  Keep your heads up Atlanta All Good.  Nobody can please everyone.

Update on Atlanta All Good Realty - Work In Progress

 Update as of 10/9/2013

I have lived in this house for exactly 2 months today.After much debate there has been some resolution. Im providing this update because I have been asked to removed the report becuase the Owner and the property management company has repeatedly asked me to take it down. As we all know you cannot remove a report.

The AC Unit and Leaking Ceiling was patched up. We did have to go thru several contractors getting quotes to fix it before it was repaired. Unfortunatly that caused a delay of about a week or so. We were advised that there will need to be additional work done as this was only a general repair to the AC unit.

The roof/siding was repaired.

The water damage on the front door was poorly repaired. There is still a gap between the door seal and frame. We have decided to repair it ourselves.

Its still difficult to contact corporate and we have yet to speak to Mark as of today.

The stove/oven is still a open issue. After much debate and a trip to the hospital the owners decided to replace the oven. However it was quite the ordeal. The contractor shows up in a small SUV with the stove stuffed in the back seat. I thought it was quite strange that they would be delivering a "new" stove in a personal car. When they got inside to install it, the top of the stove was bent down, it was extremley dirty and showing signs of rust. I was furious. My girlfriend was extremely furious and had a few choice words as well. I cant blame her as she was the one trying to cook for my family on the stove. The agent then informed me that they  got the stove from another property. WHAT?!?!?!?! I preceeded to advise him that I demand a new stove. As of today he is willing to get me a new stove as soon as I amen this report. (fingers crossed)

It is my hope that this amended report will provide some result in the issues that I have had since renting this home. Its has been a challenging 2 months with this company. I hope this consumer alert provides them with the feedback they need to establish better business practices for future tenants.
