Any prospective buyers looking in Stafford beware of Augustine Homes and their unscrupulous practices. Don't be fooled by their outward smiles and friendly behavior. They are well versed in the VA real estate business and have practiced under other company names that are no longer in existence. Beware of sales manager Glen Johnson who has a knack for telling you something or assuring you of other things which will eventually come out as contradictary to the facts. He may not be forthcoming with the all of the facts and may let you assume things just to make the sale and get you into a binding contract. If you deal with him, demand proof and make sure it is in writing before you give any of your hard earned money as a deposit. One of their lenders that you may deal with may verbally give you options, but unless it is in writing he will certainly get amnesia. Be forewarned, if there are any problems or issues you most likely will not get your deposit back. Their contracts are heavily one-sided and despite any verbal assurances you may receive, you will have little recourse nor will you get any monies returned. Study the lots and site plans at length before you commit. They will not provide you with a copy unless you sign a contract. They will not allow you to visit their Design Center or even get a price list unless you sign a contract. Their Design Center is full of overpriced items that will have you reeling at the end of the day. Watch their construction and inspection practices. Hire an independent inspector. Have the site grading inspected. They may not grade the lot according to plan unless you say something. YOU will have to inspect the house often to keep them honest and true to their own building specs. Their quality control and building practices have a lot to be desired. Talk to the home owners in the neighborhood. There are many that are unhappy with the HOA and have had issues with the building of their homes and the company responses. There are many that had and are still having issues with the company. Many will not complain out of fear that their home values will drop. The president, Sal Migliore, may ignore requests, dismiss concerns and lack genuine concern at will. In dealing with Augustine Homes, the saying, "Let the Buyer Beware" certainly rings true. Beware! Beware! Beware! Practically everyone that has dealt with them has a story to tell, but very few will come forward. Do not accept a handshake and their word for anything more than an empty gesture. When it comes right down to it, they are all about the money and what they HAVE to do rather than what they SHOULD do. Integrity, Honor and Fidelity are virtues we do not associate with this company.
