Sends her husband with contracts, that he did not go over with us, and we did not get a chance to read. Told to sign and initial. A month goes by, finally get the contracts via e-mail.
I finally get a chance to read them and see many clauses that are just money gauging clauses. One says if she puts the tenant in the house, and we still want to discontinue her services, she gets paid her 10% as long as they are in the home. WHAT?
Another clause that says she gets paid her 10% even if there is no renter. So, no urgency to put someone in. Another one is she takes 10% to supervise workers who do anything in the house (and you know she will not show up to supervise). And charges 25% for first month of putting a tenant in, even though we pay for everything, rent checks, advertising, etc.
We have 60 days to terminate, and we decide to. She talks nice and tries to keep the contract. She says she put the tenants in, so we still have to pay her. We did the advertising, interviewing and meeting of the tenants. The contract she signed with them, only because she said the one we had was not legal. WHAT? So she considers that she found the tenants. We get it through to her that we did.
She also made it difficult for the tenants to sign, as she did not want singles in the house, she wanted a family. Scared one guy away.
So, she agrees to let us out of the contract but wants $1195.00 (one months commission) on another property. So, my husband agrees. She holds all of our things ransom (keys, deposits, tenant info etc) and is demanding to talk to our lender on the mainland. We think she just wanted to try to mess things up with a loan we are getting up there.
Calls and gives us a name of a friend of hers that we can use as a property manager. She told us this was a standard contract. We told her we saw another and it was not even close to hers. She demanded to know who we talked to and whose contract.
Finally get our stuff back, and the agreement was we would give her a cashiers check for her ransom amount for our stuff. She took the money out on her own of our reserve money she had. She was not authorized to do this. We were meeting all of her demands and she was not releasing hostages.
She and her husband Dale Deen do not even live together (should tell you something). And just because she ends and email with Warmest Aloha, don't fall for it. She is only about the cash. She is greedy. And she will not show you her face, we realized it is because she victimizes people who are moving out of State (so we will not be able to sue her, too expensive to come back to do that), because she is afraid someone will recognize her and confront her or hurt her.
