Pretty simple issue. I wouldn't recommend investors purchase property in Gulfport. My investment property received a letter stating that I mow the lawn. Granted, the grass may have been about 6 inches high. I hired a landscape firm to take care of it. The landscape firm said they did it within 5 days. The City of Gulfport said it was 8 days. In either case, the City of Gulfport probably makes a ton of money hitting up out of town investors.
Do your self a favor and don't invest. You'll wind up getting a notice like I did. But that wasn't the real issue. The real issue is that I was never told that a lien was placed on the property at 10% interest (think usuary laws since this violates the current banking laws of not charging more than 5% above current market indices). 10%? Might as well have put it on a credit card.
So, I was never informed of this lien. It quickly was added to the $100 fine - also never informed in writing. Of course the City of Gulfport stated that they sent me the letter but I never received it. And they agreed that they don't have to prove that I receive it. So, it chugs along at 10% with the $100 fine....and within 3 months it's a $250 cost. Imagine if after 10 years you find out about the supposed communication? One might owe $1,000 for having 6 inch grass one week.
Simple solution - don't purchase investment property in Gulfport Florida.
