We are a group of Homeowners that live at Cottonwood Villas, a small community of Condos. Who have for many years been managed by a company called Colorado Management. Over the years it has been difficult dealing with the HOA fees that are staggeringly high. We have a very highly paid maintenance staff that does very little and most of the work is privately contracted out by the Management Company. The CEO of Colorado management is at most of our HOA meetings and conducts them which is wrong! They all have been friends for many years and this has become an issue and conflict of interest for the homeowners here. Last summer we got over 200 petitions asking them to leave and they ignored us. This past year they told us that we had to have our dryer vents, vented to the outside of the building and that they were charging each individual homeowner $900 and then $1000. [continued below]....

..... They said that the city of Westminster said that we had to; no one got any official letters stating it! I called the city and they said that we had to and that it wasn't grandfathered even though the buildings are at least 40 yrs old! I was told by various contractors that this was not so! I got an attorney to investigate and they said that it was totally unnecessary and that there were less costly alternatives. The HOA has no right to force any construction inside of our units and cannot tell us what to do without a court order. Newt was trying to do this without our permission until we called him on it. State building codes would call for an upgrade only in cases of the condo becoming a rental unit or a complete remodel takes place. So after this event, the city came to a HOA meeting and told us that they couldn't make us do it. After all was said and done Newt continue to ask the homeowners to vote on it, after we told him  that it was a individual decision, only 80 votes were collected. After this he put it in the monthly newsletter that the city was going to eventually do this and that it was going to cost each homeowner $3,000 a piece! I have my home up for sale and every Real Estate person that came to my house asked me about it. I believe that it is affecting the sale of our homes! Yesterday I got up in the attic of my building and to my amazement found that the dryer vents were a part of the original construction and was never connected. Mine was connected today and has been working perfectly fine. They also said that there was no way that the dryers could be vented to the outside without passing through a common wall at the cost of $1,000 per unit. We hooked mine up for $28.25 and we have all kinds of venting to the outside after we were told there was none. Now they are trying to raise again our already high fees, there are 430 units here with an average of $200 per month per unit. The board has it set up that we can only vote in officers once a year and any other time they decide who is on the board. It is one big mess. We want the management company investigated for unethical management of money. We don't have a lot of money for attorneys and our struggling now, can you please help us?


We need someone to represent us in a class action law suite, if you know of someone willing to do this please let us know!

1- Bear in mind the old board and Newt increased the HOA's so how can you say that we are saveing money because we are not.
2 - We had nothing to do with the  new management  company, that was the old board members that we are trying to get rid of , that was not our choice.
3- We do have mainetnance people, so I don't know what is going on there.
4- How would our problems be solved with the old management company, they didn't do anything either!
5 - The blame goes on old board members, left over from Newt's regime who sit on their butts and do nothing!
6- Good things are happening we are getting our roofs replaced due to the Change Agents efforts!
7- Just sign the petitions that are going around to get rid of Newt's regime and then the new management company.
8- It is not just you no one else likes the new management company either, but at least they are honest where Newt wasn't.
9- If you and others want to see change you should get out and help the Change agents, they can't do all the work themselves.

Ok. You have your new management company. We now have no hot water, no on-site maintenance (they quit due to adverse circumstances after management changes) to count on to help us, a call to our HOA resulted in the answer that "the boiler fired up just fine so it must be in your unit," even though we are not the only ones in our building with no hot water.

I would like to know where the "change agents" recommend we go from here. I feel our problems would have been solved by now had the management company not been replaced.

Sometimes saving money isn't all that matters.

Newly updated informtion: Since we last emailed you we have found out that these buildings had laundry rooms in the bottom of each floor because they were apartments before Condos

Everything is already in place and just needs to be hooked up. The building was coded years ago and is already in place to hook up the dryers to the outside. Some residents have know about it and did theirs along time ago. Newt was trying to make the homeowners pay thousands of unnecessary money. He was lying to the residents to make a project that no one wanted, needed or could afford! We also went to the city and told them what Newts original plans were for these buildings and they told us that it would not of even passed code and that it would of been too dangerous for us.Newt was still trying to take a vote which was not valid because each homeowner can do what they want with the inside of there units. Then He preceded to give people their options and now instead of costing $1,000 per unit he up it to $3,000 per unit, He is an extortionist and was using lies and scare tactics to make us do something that didn't need to be done. He is also conducting all the HOA meetings and the President just sits there and let's him run the show they do not question his actions, the treasurers don't make him accountable for the money he spends they just sign checks and go along with anything that he says.No one on this board questions him or makes him accountable for his actions. We presented them with 205 petitions from the homeowners wanting the present board to be gone and no matter what the people say they make up their own rules as they go along.-- We have had it and are going to file an injunction against him and all of his white collar crime that everyone sees and just looks the other way this has gone on to long and why is getting away with it? We would appreciate it if some one would make him accountable. If we had not intervened this would of been done right under every-ones noses, he never consulted the homeowner and said that the city said that we had to do it. We busted them and since they have come to a HOA meeting stating that they can't make us do this. Even after this Newt was still saying that the city could make us do it.............nothing but lies and scare tactics! I did mine and Newt said that it was a big no and was lying about it if this was so why didn't the city put a note on my door or fine me? They just told Newt to take care of it which he can't he is not the city so here we go with more of Newt's lies! We have told him repeatedly that we need to hire other workers because we are paying Jam-co and others too much money and they said that they were getting bids. They are not and don't intend to they were asked at a meeting 3 months after they said that they were going to and were questioned at a HOA meeting about it and what bids they had and what they were doing to lower our costs in this areaand they had no answers for us.



I would appreciate your help here, the won't even let us video tape our meetings and it isn't in our covenants or bylaws anywhere. The president comes up with some bogus paper stating we can't this just goes on and on, I have lived here 15 years and they never listen just ignore us and continue to hold us to the rules but not follow their own rules.



Now they say that we can use there maintnance men to do the dryer hook-ups!

Colorado managment - Newt Thorne is a crook!

yes I also live at Cottonwood Villas and we just recently found out that after Newt Thorne was trying to make residents pay $1000 and then $3000 PER UNIT to have our dryers vented to the outside. It was discovered by resident owner 12168 that the dryers could already be vented by existing equipment that was already in the building ever since they were built, due to there being laundry rooms on each floor of each building. 12168 went to the city and found out how to have the dryes vented so that they would be code. Newrt Thorne is nothing but a crook and a Extorionist!

It was discovered that the origanial plan by Newt to tear the buildings apart and put in new vents would not even be up for code or allowed to be passed by the city and would of been dangerous to the residence.

The board members of Cottonwood Villas are contributing to his milking the residents out of thousands of dollars each year!

We have 220 petitions asking them to leave and they refuse!

They have been a part of all these lies, deception and scare tactics at Cottonwood Villas In Westminster, Co

The Help is all overpaid and they keep telling us that they are taking bids which they are not! Newt is paying his butt buddies big bucks to rip us off and the board members of Cottonwood Villas are letting him do it! Maybe this is because they are getting kickbacks!

Hopefully the law will come in soon and clean house!

Any suggestions on how to get rid of these crooks! Let us know!
