David Manning represented that he had his own funding source that was ready to loan on our development project, which the construction lender was unable to complete.

He provided us a (bogus) Letter of Intent which he represented to be ready to fund and required a $7,500 advance fee, which we paid.

He failed to fund the loan as he stated that he would, causing our construction loan to go into default.

He came back several months later claiming that he did get the funding issues resolved and that he needed $2,500 for the legal/escrow work; which also failed to materialize.

He even tried to come back after that claiming that he had a new lender ready to fund, which he obviously did not.

He has hundreds of excuses, with health and family problems the most common. He is absolutely not to be believed at any level.
