They now have a scam they are running. The call themslves Grey Fox and have a front company called NBM capital. They claim they require no front fee to persoanlly lend you an unlimited amount of money. They have fill out a simple 2 page form. Then you have an initial call with a Brian Lugat. If they like you, you then have a 2nd call with Dr.H or Dr. Hunter. They will not call him Dr. Elam for fear that you will google him and find out he is a known scammer. Finally, you upload some documents in a dropbox they give you. Underwriting then sends you an LOI. If you accept, you are required to pay a $10,000 - $30,000 fee to pay for "attorenys, due diligence, processing, Etc. If the borrower questions the fee, asks for proof that they have funded or proof that Dr. Hunter Elam did in fact start and sell a $80 Million business, they immediate send you an email saying that they were unable to find an investor. They have a mouthpiece called Susan Farris who talks forever about how much money you can make with them and how she personally has funded 4,000 transactions. She has never closed a commercial loan. She along with the rest of the "team" are residential people. No proff of who these investors are. No address. No email trails. Nothing. They record every conversation. These people are smart. They know what they are doing. They have ads all over the place looking for "partners" that will refer business to them through NBM Capital. They promise to pay the broker $2,500 of the FRONT FEE they charge at the acceptance of the LOI so the Broker helps push the client to pay the front fee. They even have the client sign all kinds of NCND's although they are the "lender". That is so that the can "choose" to broker the loan at any time in case "their investors" have no interest. If you want to see for yourself, contact NBM Capital and Brian Lugat. Pretend to be a broker interested in giving them business. They will tell you they lend from $1 million to Billions all over the world. Every sounds too good to be true until they try to get the client to pay the FRONT FEE that MUST be paid or they do not waste their time. This was an email I sent one of them: YOU aere LYING to people. NO UPFRONT FEE means you pay NOTHING until successful funding. There is in fact an UPFRONT fee because once the client is issued an "LOI", they are required to pay between $10,000 to $25,000 UPFRONT - MEANING PRIOR TO CLOSING, out of which YOU receive, the broker and referral partner, $2,500.00. That means that if you submit 4 projects per month that is issued an LOI - a worthless document saying that the client MAY receive funding but NOT guaranteed, you, the broker, makes $10,000 per month. For doing nothing but being on 2 calls and sending out some emails. Not a bad deal. Thats a great business!! PEOPLE BEWARE - The company he represents, called NMB CAPITAL and Grey fox ( The famous and mysterious "Dr. H, Dr. Hunter, Dr. Hunter Elam, look him up!!!) which is run by known scammers, does in fact charge a FRONT FEE because they want money prior to successful funding!!!!!
