We rented out a privately owned condo from Eileen Halverson in the Misty Cove condo complex in Renton, WA. She owns a beautiful condo and in the beginning, we felt very lucky to get the chance to live there. During our 12 month stay, we were told several times that Eileen can be difficult to deal with and to be aware. We never had any issues with her and actually got along during our lease. She insists on doing quarterly "walk thru's" to ensure you are keeping the place clean and taking good care of it - which we never had any issues and passed all inspections. In fact, she thanked us on a few occasions for being great tenants and treating her condo as if it were our own.
It wasn't until we moved out that we saw a completely different side to Eileen. We helped her with her craigslist ad, took pictures because she wanted to use them since she loved how we had it decorated. Helped her rent it out by talking with future tenants and accomodating them to walk thru our home. Again, she was very thankful. Our damage deposit was $1400 which we worked very hard to ensure we would get our full refund back. We kept a clean home but there is always deep cleaning that needs to be done when you leave your lease. We spent numerous hours making her condo look brand new. There was an unfortunate issue that happened with the siding (due to the BBQ being too close to the complex it melted the vinyl siding) which we spent $320 to have replaced, we spent $60 to have her drapes dry cleaned, $100 on carpet cleaning solution, etc. We wanted to make sure it was in perfect condition when we moved out which we believe (as well as anyone else that stopped by) would agree with. We had our walk thru with her and the only things that came up were the stove - she felt the "self clean" feature would need to be used and was confident that would be all with the stove (I saw a clean stove but she is very maticulous) so we didn't argue. She also said there was an issue with the shower and charged us $531 to have her entire shower regrouted, re-tinted, and re-sealed. We found this very interesting since we had just went through a quarterly walk thru and there was no issue with the shower. She said we should have showered with the doors open - but the truth of the matter is, its not our issue if she didn't have proper ventiliation and a small amount of mildew developed which was nothing a little bleach couldn't have taken care of. There was about a 2 inch line on the grout that she found was discolored, so she hired a professional at our expense to have her shower completely re-done.
Our lease was up May 31st, 2012 and she had new tenants that moved in June 1st. We left her condo in move-in ready condition. She did not miss one day of rent due to us leaving it in the order we moved in to her condo.
She offered us $206 out of the $1400 damage deposit. We reached out to the previous tenants to see how their move out process went. To no surprise, they didn't receive any deposit back even after hiring professionals to clean the entire unit. There is also another unsatisfied tenant who posted a simialr issue on this website. Eileen may have a beautiful condo, but I would never have rented from her knowing what we would have to go through and what we are continuing to have to deal with. It may cost us more money in legal fees, but its worth every penny to not let her get away with this again.
