We have had a contract with First American for almost 4 years and the past 3 years every year we have had our air conditioner serviced for the same issue (only being told it is due to no freon the past 2 service calls) this time we were advised the part of the air conditioner unit needs to be replaced but it will not be able to be replaced properly unless the furnace is replaced at the same time due to how the unit is installed and it being an older unit. First american is now refusing to do the full repair and is requiring us to pay over $3500 out of pocket so we can have a fully functioning air conditioning. This issue is not our fault as they advertise that they cover despite the age make or model and the reason this all needs to be replaced is due to the age, the unit is over 20 years old. They are saying it is not covered due to a modification required to repair the unit. There is no modification required it is a replacement required. They said there was no problem adding the coverage of our Air conditioner when we first added it 3 years ago and it is fully covered. We have continuously paid for our Home Warranty since day 1 of living in our home and owning our home and have had no lapse in coverage.

Hi, I read your thread and interested if you where able to resolve it with First American the out-of-pocket cash.  I have a same issue , contactor is asking $2000 to replace the unit and they telling me that the out of the pocket cash out will only be $800, you can not buy anything for this.  If you found any resolution or have suggestions I will greatly appreciate.
