For two years now, I have had a problem with rodents and insect infestation. I contacted Forest City Residential in the area and complained about the problem. The problem was known prior to our occupancy. At that time, the housing was owned by the Navy. Then Forest City assumed responsibility for our property. After which, we complained of both rats and insects and were told that we were responsible for the insects. The rats took more than one month for them to respond to for pest controls. We have since had dead rats in our attic for greater than three days. The smell from the rats has emanated throughout out house. Upon calling Forest City about the DEAD RATS, I received the response that they would send an email to the pest control personnel. Forest City should be making enough money off of their venture with the Navy to afford to have someone to remove the DEAD RATS when they are called. IF SOMEONE HAS ANYMORE INFORMATION ON WHETHER OR NOT THIS IS A VIOLATION OF THE TENANT AGREEMENT, PLEASE RESPOND.

Maintenance Response

AUTHOR: Jim - (U.S.A.)

Forest City assumed management of this home on May 1, 2004.

The resident first reported a possible rodent problem to Forest City in late 2004. Traps were set by Forest City's pest control contractor on December 30. On January 6, the resident reported a dead rodent in the trap and requested it be picked up. The pest control contractor responded the next day, a Friday, but found no dead rodent. Although there was no evidence of a rodent, the contractor advised the resident that he would check again on Monday.

On Monday, January 10 the contractor found a dead rodent which was promptly removed. On the same day, Forest City sealed potential rodent entry points in the attic to prevent future rodent problems.

On January 18 the resident again requested that traps be set in the attic. Forest City's maintenance department set the traps the same day. The traps were checked on January 21 and January 28. No rodents were found then and no further problems with rodents have been reported.

All reports of rodents receive immediate attention. Residents who suspect rodents should report them to our maintenance office.
