GDR Property Management LLC Did not fix items in home since 2008 and inflexible on moving Albuquerque , New Mexico
I have been a tenant with GDR Property since 2008. When I moved in I told them all the things that where wrong with the home in the move-in inspection. They only fixed 3 of the items I placed on the document.
Over the 5 years I have lived here the dryer broke and it took them 4 months to fix. The washer broke it took 3 months to fix. The refrigerator broke it took 2 weeks to get a new one and in that time all my food went bad. The dishwasher is broken and still by fixed after 5 weeks. I was told they did not have to fix these in a timely manner due to the fact they are not needed for living in the home. Really, I wonder how's by renters they will get with out these things.
The worst thing is that after 5 years of renting from them I have found a home to purchase. The home was a short sale and I found out in 4 April that the bank had excepted my offer. I sent an e-mail to GDR Property on that date right after I found out the bank excepted. The next day I receive this e-mail:
We received your notice that you are vacating. I regret to inform you we are unable to provide any tenants with preferential treatment or make exceptions to the requirements outlined in the rental agreement. We are required to remain consistent with each tenant and require each tenant to fulfill their obligations.
You are welcome to return your keys any time prior to May 31, 2013 but you are still liable for May rent in full. We are sorry we are unable to accept your notice from yesterday as a valid 30 day notice for an April 30th move-out. We wish you the best. Congratulations on your home purchase. We are very happy for you.
Please let me know if you need a copy of the cleaning and move-out instructions.
I could not believe this so I e-mailed and told them that I would be posting this on every website and bulletin that I could find. I also sent them a list of 25 items that are wrong with this rental. They ranged from sinks leaking to furnace not working properly. This is the response I got:
I need to inspect the property immediately. I am available tomorrow morning between 9:30am and 10:30am. I will have to leave your property no later than 12pm because I have to pick up my kids from preschool by 12:30. I am also available any time after 1:30pm but I would have to leave your property no later than 5pm to pick up the kids. Please let me know what time works for you and I will be there to check everything you have reported. Our intention is to immediately repair any issues that may be considered livability issues.
Please get back to me as soon as possible. You are not required to be present for the inspection. If you authorize, I can take a key and let myself in.
This was my reply:
I understand your dilemma in child pick-up and drop off and unavailability. So I am sure you will understand when I tell you my unavailability. I work Monday - Friday and my hours are 8-4:30. I leave the house at 7:00 am to drop my son off at school I have projects at work that require me to be there and important meetings that I have to attend because I am the program manager for the project and need to make decisions. I can not take leave this week or next week due to tasks at work that require my attention. Not unlike your children, my job requires my attention. I also have 2 children that have after school actives that I attend. I am available for your inspection at the following times: Monday - Friday after 6:00 pm and Saturday and Sunday between noon and 2:30 pm.
No you will not come into my home without me being present.
