I was then approached by Gary Nelson. He told me it was OK to use his listing agreement in addition to the contract I was in to get a faster sale. I did as he told me and listed the property. Shortly after that I had a contract come through the listing agreement and was told by Gary Nelson and his Wife Mary Nelson that I could accept this contract and see which would close first. Once I accepted that contract from the listing I then found out that it is illegal to accept 2 contracts and now I am being sued by 2 buyers of my house. [continued below]....
Gary Nelson and Mary Nelson are scam artists, they knew I had a contract and knew I could not take theirs but let me do it anyway. They are a husband and wife team that traps people in their web and trick them into using their illegal services so they can double dip in a transaction.
Gary Nelson of Re/Max Components is a Realtor who gets the listings, hence the sales commission. His wife Mary Nelson is part of Lifeline Short Sales LLC who then gets a fee for processing the short sales, "The Double Dip"
This is morally wrong and should be criminal, we the people and sellers pay for this by having companies write off more debt which makes us pay more taxes, the sellers get stuck with more debt, and or the seller does not get the house sold and a foreclosure still happens.
Re/Max should strip Gary and Mary of any affiliation they have with them and the State of Maryland should revoke their real estate sales licenses.
NEVER NEVER trust or use:

To the person who posted this, I would really appreciate if you could contact me directly to discuss the allegations with the post. As a REALTOR for over 10 years, my one goal has always been and always will be to protect the interest of my clients to the best of my ability. I have been a member of the Grievance Committee for the Harford County Association of REALTORS, and served on many different boards and committees. As a REALTOR, I have represented well over 200 clients in the purchase or selling of a home. In all of those transactions, Mary and I have never had an ethics complaint or complaint to the Maryland Real Estate Commission placed against us.
If I have done something wrong, as a professional, I look for the opportunity to understand what, if anything I have done wrong and a chance to make it right.
I want to answer the charge that you brought against us in this post. You indicated that I approached you and that you had informed me that you had a purchase agreement on your house, but that I asked that you sign a listing agreement anyway. I deny that this ever happened I have never ask anyone to sign a listing agreement when the seller had another contract in place or that I am representing anyone where there is a second contract on a transaction. If this in fact was true, you have every right to contact the Maryland Real Estate Commission to make a complaint and they would take appropriate action against me. This isnt something that Should be Criminal, it is criminal.
You indicated that you are being sued by two buyers. If this is true, I have not heard from any attorney, whether for preliminary fact gathering or for ultimate testimony you must agree that you yourself hold me as pivotal to this problem, yet a court of law does not even find me incidental to the matter.
While I refute your accusations, I remain a professional willing to spend the time to not only set the record straight, but to assist within the limits of my expertise. However I find myself being shot at by a sniper hiding in the bushes, reluctant to confront the matter but intent to make me the bad guy , if this were true; I would almost guarantee that one or both of those buyers would add me to that lawsuit as I would be the one that was most guilty for this happening. Again, this indicates to me that this is a false claim that is fantasy and not fact.
I will close with again asking you to contact me to discuss your complaint with me and my team.
There is nothing that we do that is illegal, we have checked with several attorneys to make sure we are doing things above board. We actually go the extra distance by getting disclosures signed about how our business works. I look forward to hearing from you soon,
Gary Nelson, REALTOR
