In trying to find a place to sell my timeshare, I came across givebacktimeshare.com - Everywhere on their website says free, but then I get the email below.... Lucky I didnt fall victim!

I hope you had a wonderful Thanksgiving. I have good news regarding your Monarch Grand Vacations and Pueblo Bonito Rose timeshares. We are currently accepting your timeshares in our inventory. Here is how we can assist you with their timeshares. We will transfer the timeshares out of your names and into our name.

To do so, we use Timeshare Closing Services, Inc. for the transfer of the title and Escrow services. They are a licensed, bonded, and insured title company who has transferred over 60,000 properties. Services handled by the title agency are as follows:

- Estoppel Verification with the Resort (Confirms ownership and verifies all fees are current)

Here is my response:
What sounds like a scam is this. $1995 per week! I feel sorry for the people who fall for it, because that is a lot of money! There are no deed recordings, etc necessary believe me I have done my research! My cost is $100 to transfer through my timeshare company to a new owner. I read about you on Rip off Report, and now I know what that person said is true.

If you just want out of your timeshare and it is paid for, you can write your timeshare company a letter telling them that you would like to reliquish ownership b/c you cant afford to pay the maintenence dues. OR, you can "gift" it to someone so they can have the timeshare and take over the maintenance dues by contacting your timeshare directly -- for only $100.

If it is not paid for, you still have options! Contact your timeshare and just talk to them.

Scams are everywhere - dont become a victim.

By using the terms "good news" and "accepting your timeshares" I believe that they are attempting to mislead the consumer by implying that they have "qualified the properties" as described on their web site.  Also, I noticed that Kerry Gutierrez, et. al., are associated with not only this company, but others conducting the same business and using the same practices (see Timeshare Relief Inc. and others).  All of the businesses involved in conducting the timeshare transfer just happen to be controlled by the same people.

It costs more than 100 to transfer title

I just checked with my timeshare and it costs 10% of the purchase price which is $1000.00 + next year's maintanence fees for 2011 which is $635.00 = $1635.00 minimum.  My timeshare is at Avalon Grand Resort in Cancun, Mexico.  So I checked out a bunch of transfer companies and VI Network (givebacktimeshare.com) IS accredited with the BBB.  They also have various other websites, but are legitimate.  They charged me $2500.00, are only charging me $865.00 for the fees/service.

I am writing on behalf of www.Givebacktimeshare.com . WWW.GIVEBACKTIMESHARE.COM provides its services free to any qualified property and qualified properties use its service every month. It appears that the person that wrote this false complaint was confused by the site's description of services. The site is written in English and this consumer is the first person to ever claim to be confused or mislead by the language in the site.

The landing page at www.givebacktimeshare.com clearly states the following:

Even if your resort does not qualify for the free service available, our consultants will provide you with the direction and solution that other companies cannot and will not provide free of charge, so please contact us now.

The FAQ page at www.givebacktimeshare.com specifically states:

What does it mean to qualify?

We do not make any false promises or mislead you. We give it to you straight. The companies with whom we work have interest in certain properties and not others. In addition, they only work with companies like ours, not the general public, to acquire certain properties in bulk. If your unit meets their criteria (i.e. qualifies), we will pay all costs of transfer on your behalf and provide our service free of charge. The timeshare marketplace is rapidly changing, therefore the list of timeshares that we can inventory also changes frequently so you have to contact us now to avoid the possibility of paying yet another maintenance fee bill. Contact us to receive an honest evaluation of your property. Even if your resort does not qualify for the free service available, our consultants will provide you with the direction and solution that other companies cannot and will not provide free of charge, so please contact us nowthere is no obligation and our service is 100% guaranteed.

It is unfortunate that the individual was unable to understand what was written or felt deceived despite ever paying us any money. We are happy to hear that she was able resolve her issue with her timeshare herself and would be happy to hear from her when her transfer is complete to confirm that she transferred it at no cost to her. What she indicates is that the resort will transfer to someone for $100that is called a transfer fee. The hard work is finding someone to take the liability and making sure you get it transferred correctly. And if she doesn't get it transferred timely, she is on the hook for another year of maintenance fees and taxes. However, despite her vexatious and unfounded claims, we know our services are not for everyone and we hope to hear she was successful and got everything complete without wasting more time and money.
